Why would you, the buyer, want to go out with just a listing agent?

Reason 1: Do you think that you will get a better price if you go with the listing agent for every property you have an interest in?

Answer 1: The price is the price is the price whether you go through the listing agent or another agent of your choice. The seller will agree to your offer no matter which agent you use as long as the offer is within their acceptable range, with a good down payment, & a copy of a preapproval letter with a qualified lender.

Reason 2: Do you feel if you use one agent then he/she will try to pressure you to purchase a property ?

Answer 2: You should pick an agent that is knowledgeable in general real estate as well as knowledgeable of the areas of interest. You should also "click" with the agent in order to feel comfortable as well as trust him/her. As in any "line of business" you have people that you feel are more proficient than others. If you feel pressure from an individual(s) then that's not the person you want to work with but the majority of Realtors are professionals who will give you the pros and cons to any property and not pressure you to buy something just to make money. In our line of work we grow our business with referrals from former clients as well as other spheres of influence.

In speaking with various agents, these are the most popular excuses but if there are other more pressing reasons feel free to drop a note.

I wanted to ask this question as well as address some of the reasons because lately this has come up in conversation with various agents.

There's a misperception among some buyers that they will get a better price (better info, fill in the blank) by dealing with each and every listing agent.  That's a lot of work to do for every home that the buyer is interested in.  Chances are the buyer will miss out on their perfect home because there isn't one agent that is making it their job to find them the right home.

I rec'd another comment on facebook--I guess some people seem to think that they would do better with a listing agent ( like leaving out the middle man!) and my response to this is ...

Thank you for another reason so now here is another answer in response: The middle man, otherwise known as your neighborhood real estate expert, will know about any price reductions, new listings in the neighborhood of your choice that fits your criteria before the general public. Also, because you've been working together with this one realtor he/... Read Moreshe is familiar with your likes/dislikes.
For example I had a client that looked at numerous properties so I knew all her likes and dislikes so when several new listings came on the market I emailed all the listings that fit her criteria but flagged the one that was "her" and that is the one she loved and bought.
