I stumbled upon a site called $500 Realty a couple days ago...


The Tacoma, WA based company will list your property for, you guessed it, $500. Not only do you get it thrown into the local MLS, but you also get a professionally installed post and sign! Killer deal for some people I suppose.


Here's the real kicker, and the part that ties in Redfin, sorta:


When it comes to buying a house through $500 Realty, they will refund 66% of the commission back to you. Or, if you'd like, they can credit the closing costs (at the lenders discretion). Or, maybe they will apply it towards the down payment (again at lender discretion). Or maybe...


OK, no more maybes. That's probably confusing you enough as is.


The whole idea reminds me of a great post by a local friend, Larry Morris, in which he asks "Are You Committing Fraud with Seller Paid Concessions?"


In Oregon, any sort of rebate back to the customer is illegal. I wonder what will change first, Oregon Law, or the laws of other states that are allowing this to happen?

There have been several of these discount brokers for many years.  I'm sure a few outdate Redfin.  Not sure how they ever made it into the spotlight.

Well, we have "discount brokers" here in Oregon that will list for a flat fee, but none that will pay you part of their commissions back when buying a home.  Is that happening in other states besides Washington? 

Redfin has been getting a lot of attention lately, and I think some of these places are popping up just to ride the coattails.  Not sure that's a ride I would take, but whatever works...

actually Jeff, if I'm not mistaken, I heard an ERA company here at the beach as I was passing by their booth in the mall tell a guy that they would give commission back on the buyers side if they sold through them.  Don't quote me though.  And even if I did here that, it could just be that office.

Most discount brokers aren't a really well thought out business model.  Here today, gone tomorrow.  In Tacoma, there was a company in the 80's, John P Nagel, in business for about 5 or 6 years then down in flames.  The HelpUSell model hasn't been super successful in the Northwest.  Assist -To- Sell seems to come and go.  Of course, you have your current discount brokers, and perhaps some of those will make more sense, but $500 to sell a house?  If it sounds to good to be true, it probably is.
