Ok First of all you have to find a Realtor who knows the market, understands the Las Vegas housing situation, has experience with Real Estate in general. An agent who is aggressive and not afraid to go after and fight for the property their clients want. The Realtor should know how to write that contract so that it appeals to the seller and is good of an offer as possible. In our Las Vegas market we are seeing an average of 17 or more offers on a property. So the importance of knowing what is necessary to be in the top three offers is essential.
Many buyers are putting in offers site unseen which can work or backfire on you. Many properties are falling out of escrow because agents are putting offers in for their buyers only to find out that they buyer doesn't like the property or it has issues that the buyer doesn't want to deal with.
