HOW DID I GET 10 SHOWINGS IN JUST 2 DAYS?.......PRICE!

I will say it again! price! It seems fairly elementary but read on......

I told my Sellers 15 days into the listing. "We need a price adjustment!". I know, I know. Your thinking, why list a home and in 15 days ask for a price reduction? It was simple for me. I asked for feedback on all my showings and it came back the same. Small yard, no yard, problem with kitchen counter, smoke smell, the lack of a yard, did I mention NO YARD!? I thought the beautiful deck would over-compensate for this but it did not. Everyone has loved the fact that it is close to waterfront homes and is in a highly sought after area. It is in a great location if you are looking to relocate to Maryland.

My Sellers understood and after much discussion we came up with a reduction plan. Our latest attempt to spur buyers in the area of Green Haven in Anne Arundel County was a price reduction with "Seller says SELL!" in our remarks. by 12 noon today I was counting my eighth showing (after 5 scheduled yesterday). Its now 5 PM and feedback is pouring in slowly. The kitchen counter rectified but you can't add on to the backyard. Now we have someone "interested" (how many times have we heard that).

This does drive home the point I have been making for three years now when a client is looking to sell their home in Baltimore, Harford County, Cecil County and Surrounding areas, PRICE IS KING!

It's not so much condition anymore, I have sold homes with Mold, Termite Damage, Needing Paint, No Appliances...everyone is looking for PRICE! How much can I afford? My Buyers are looking for REO, Foreclosures and Distressed homes in Maryland, Baltimore because of price. The banks are willing to take a hit to move their inventory and our qualified buyers are lining up. Not to mention a possible $8,000 tax credit for first time home buyers.

Asking for a Price Reduction for a Seller can certainly be difficult in this market but if they are serious about selling, you have to focus on the needs of the buyer! Price, closing help, etc. Also, price alone I believe will not sell a home. It still needs to be marketed aggressively....visual tours, listing on Active Rain, etc.

Great photo of the house, love the white picket fence.  You know, so many factors go into selecting price in addition to the comparables, with a big one being the seller's time frame.  A few months being on the market equates to how many dollars of house notes.  Very smart of you & your clients to make the price adjustment.

Thanks Susan, they certainly do not want to go into the winter with this home. It is currently vacant and ready to be moved into. Time frame is crucial. Thanks for reading

Right on!!!  I need to email this to all my seller clients who use a computer; print it out and mail it to althe rest of my seller clients who don't have a computer.  And rather than my saying it, I can quote you and your amazing results!

Robert - I have always been told price, location, and condition of the home are the three things that will determine how quickly a home will sell.  The job of the realtor is to price it properly based on the condition (you can help with the condition if the seller is willing to do some things to the home), and market the home for as much exposure as possible.  Not much you can do about location.  If a home is priced improperly, and remains on the market too long at that price, it becomes a stale listing.

Thanks Douglas, I am not sure if they are that amazing but many agents I know feel un-comfortable asking for reductions.

Troy, I completely agree. This is what we learned in Real Estate Sales 101. I have always preached "price it according to condition, etc.". The problem with being human however is that sometimes I get it wrong. My nose is not that great so smoke smell can sometimes not get noticed and how in the world to do you price just a deck and no backyard! Happy Selling.
