Most of us know we have the ActiveRain Guidelines. I mean, all social networks have guidelines to follow don't they?  Common sense tells us that we as Real Estate Industry professionals KNOW that we have to hold ourselves in the highest standard anyway, right?

Well, maybe some don't but I can tell you this:

Most Realtors® abide by the The Realtor Code of Ethics® and though some may ‘forget' let's review what Article 15 is all about. Our Honolulu Board of Realtors® puts out a quarterly update newsletter on the happenings for our Honolulu Hawaii Real Estate Industry including market updates and reviewing things some may have ‘forgotten' and they discussed Article 15 as well which I'll expound further.

ARTICLE 15   REALTORS® shall not knowingly or recklessly make false or misleading statements about competitors, their businesses, or their business practices.  (Amended 1/92)

  • STANDARD OF PRACTICE 15-1   REALTORS® shall not knowingly or recklessly file false or unfounded ethics complainted.  (Adopted 1/00)
  • STANDARD OF PRACTICE 15-2   The obligation to refrain from making false or misleading statements about competitors' businesses and competitors' business practices includes the duty to not knowingly or recklessly repeat, retransmit, or republish false or misleading statements made by others. This duty applies whether false or misleading statements are repeated in person, in writing, by technological means (e.g., the INTERNET), or by any other means.   (Adopted 1/07)

Standard of Practice 15-2 was adopted in January 2007 which was right about when all the social networking & blogging sites as well as the internet presences of website unfolded into a huge market for Real Estate Industry professionals. It was a chance to show some transparency to our true being while writing about our business.

Statistics have shown that 85% of all home buyers and sellers are on the internet looking at homes, in search of loan officers, stagers, home inspectors and everything to do with real estate. Real Estate professionals are on the internet connecting with peers to refer their clients to.

And while perusing the many articles online, consumers and our peers see the snide remarks, name mentioning and name calling while trying to get some information.

They see the judgmental posts and comments that clearly show a closed mind.

This in turn includes those that don't like what one person says in their comments or in a post.......and in turn retaliate with another post to make sure everyone sees it ‘their way'.

For those of you that continuously put yourself ‘out there' on the internet we need to remind ourselves how we conduct ourselves in "PUBLIC" on the internet. It's one thing to be competitive in our market, another to be downright rude, obnoxious and judgmental with the intent of being mean, snide and demeaning.

Ask yourself these questions:

  • Are you conducting yourself as you would face to face with a person?
  • How do you want the consumer and your peers to see you?
  • Are you following your COE and federal/state laws?
  • Are you complimenting or hurting your business with your written word?
  • Are there ulterior motives to your being blunt and honest? (i.e. the intent)
  • Are you writing and commenting on things your Broker, Company, Board and Associations would clearly disapprove of?
  • Are you setting a good example for others in the industry to follow?

There are NO taking back those written words.

ANYONE can join this network and read ALL posts.

Sally- I just read an aweful comment by an AR member- who is not a Realtor- on one of my friend's posts. It was a rude and mean put down of the AR member blogger. She is asking me what should she do, delete or not. I am torn. I say leave the comment there because then the world will see how mean this person and it will turn people off from doing business with him, on the other hand, the comment is like an advertisement for his business and someone may still contact him in spite of his rudeness and then she is helping him get business.

Overall, I get upset and don't bite my tongue enough, that is who I am. But I never call someone else names and I never say untrue things or desperaging comments about other Realtors.

I think that it comes back to bite you. It shows their true colors and then consumers can determine who they want to do business with.

Of course, when people are talking mean about me; I don't even know:) LOL ( private joke for Sally & me).

Woo Hoo,

Having just completed a series on the Art of The Blog, as I read your post, it occurred to me that I never mentioned anything in my content section about what you just wrote about. The last time we ( AR ) dealt with this " public laundry " issue, was some time ago and like then as now, these reminder posts need to be more often than once a year. New eyes, new issues and new trends, even in real estate, much less other issues of the day mandate that these reminder posts , though not needing copied but that are timely need to re-appear to awaken people consciousness.

William: I agree...it's a constant reminder ....and to go through this time and again....maybe one will get it ....and it'll be all worthwhile ....  sounds like an aa meeting lol.

George: No kidding....what part of COE don't they understand? I guess they figure they pay dues and that's all they have to worry about.....better think twice on those kinds of thoughts :)

Marchel: It sure does....always good to review... and reevaluate the who what when why how and where :)

Lisa: Hmm...nowadays I don't have time to get in the mix so don't know exactly what you may have read. Bottom line...I was reading our Board newsletter and came across the COE paying particular attention to INTERNET and holding ourselves to higher standards rather than get into an internet brawl at the expense of our reputation. Don't see the sense in that.

Lynda: I love reminders.. keeps me in check and hopefully may remind others too. We see this type of action no matter if online or right in our own real estate community. What some may not understand is that we can make amends...but ONLINE IT'LL STAY UP THERE.... no kidding. Especially if it's a comment on someone's post or website and the writer disappears. How does one get rid of something then?

Sally - Well, it's been known to happen that people have portrayed themselves negativily here without ever imagining the impact it would have on their business.  While this can happen so innocently, it can often spiral out of control. Sadly, some people never even realizethe errors of their own way. My concern with those who make reckless statements online comes in wondering how wreckless they would be in other ways, specificallyin handeling businesss matters as a Realtor.

Carol: There will always be reckless endangerment and it usually come with no self awareness. There are a couple instances in my career where I just shook my head and wondered.  It's a good thing that many stop the spiral ....but some don't realize the impact they've made on their own reputation when it's out there ...  I think if we always bring this forefront we'll all be aware....or at the very least....review for most of us.

Hi Sally... I have typically found that it's not necessary to speak poorly of others.  If they really are that bad, they typically do a great job of painting the negative picture of themselves without any outside assistance.

Anyone posting online needs to remember that essentially the whole world can look over their shoulder. The immediate satisfaction from what they think is a well-written (but rude or judgemental) remark is often replaced with long-term negative consequences.

Sally - too many here do not look to see whether the posts are public or members only. Public posts certainly should not be used to "air dirty laundry". And, private posts, while they might contain strong disagreement, should be respectful lest the tendency to antipathy over flows to the the public posts and comments.

Sally, this has happened to me on my blog and I have seen it again and by the same person. And this person is promoting their business and using negative bully comments on AR to build themselves up at the expense of the blogger. Great reminder but unfortunately, this person won't be reading this post because there is nothing that will benefit their $$ bottom line.

I do think that some people do forget that these words can be seen by many and they just spew vile things without thinking that they will be seen as the aggressor and the one who is not to be trusted.  You can disagree and engage in a healthy debate without getting DIRTY and AWFUL.  Or you can simply not comment at all, now there's a thought.  Good reminder Sally Have a great Sunday

Sally - we all need reminders along these lines, for a variety of reasons.  While we are entitlted to freedom of speech there are consequences for taking it too far. And so often folks seem to just forget that they mean-spiritedness will sit out there on the Internet for a very long time...and who knows who will see it.
