Staged to Sell was given the opportunity this summer to work with a client on a cozy condo in a very popular development in the Oakland Hills.  We have been working in this particular development for years and have seriously worked on this particular model several times before with much success. We were therefore prepared to come and do our thing and get it sold in record time - just like before.

My Realtor client decided not to tell me a head of time that we would need to do a bit of painting. I think she was having some fun with us and decided to get my reaction when I arrived for our meeting with the client, a lovely woman who had a beautiful baby less than a year old. The family was moving to a bigger place as they had outgrown the one bedroom at this point.

The painter did a great job....lots of primer, three coats of paint too.  Results: Sold in a week and two referrals from this one job. The wonderful clients referred us to all their friends and are having us come and help them with their new home.

Color is great for living (you should see my house) but for selling we need to tone it down and bit while keeping it warm and cozy.

Kym- I'm with you about color and what a difference you made in this condo.  The paint choices and the staging were perfect.  I really love how the bedroom turned out.  Question? I take it the home was occupied.  How did you get them to agree to pack up some of their furniture and rent from you?  That was a feat alone!

I can't believe you had them move the crib out of the living room bay window. What was wrong with that?  LOL !! Seems like you and I are on the same page. I hadn't seen your post, and I just posted today on white not being the color for selling. You have great before & after photos here!

John - it sold within the week!

Thanks Karen

Homeowners have no problem moving things out. When we are done with our report and they view my website if they are still not convinced we give them the book we helped with through Nolo Press about selling a house in a down market and everything you need to do to get it done! Always works!

Beautiful job, Kym! It is so much calmer in the "afters".  I find colors like those in the "befores" make me feel like I need to be constantly doing something, moving around, restless.  I love those chairs in the living room by the window and the bedding and lamps in the bedroom - lovely.

Kym, it's so peaceful, calm, and classy now! Such a lovely change from those frenetic before colors. BTW, I like your new photo, too! Very nice.

Hi Kathy - I agree. You don't know where to look and you feel jumpy don't you?  The bright colors really fit the wonderful homeowner's personality though. She was beautiful and full of life...BUT she simply love the new look. Her mother told the Realtor that she almost dropped the baby when she saw it :)

Hi Laurie - hope all is well in Florida. Thanks - just got tired of the other one and wanted something more casual.

Wow, that was a living room! I wouldn't have guessed. The bedding is gorgeous, too. You've transformed rooms that I couldn't have stayed in for more than a few seconds into tranquil peaceful places. Well done!

Kym, Wonderful transformation! It so much more serene and alot easier on the eyes.  I love those lamps in the bedroom!

Well done Kym! I too like a little more color in my own home but this is what every seller should be doing, nice warm neutrals as opposed to bland and boring vanilla.

Hi Debby, Tanya & Luci  - thanks for your comments. Yes, more serene it is but not deathly boring. I always stage with color - just depends on the situation on what colors I use. This needed peaceful after so much life!

Kym - I LOVE that new picture of you.  It's awesome.

As for the staging, if I were to see the after pictures on the MLS, this home would definitely make my short list.

Congratulations. Your post is being featured in the group; Staging Before & After Pictures.

Hi Kym, your before and after pictures speak volumes about the use of colour when selling a home. Outstanding work once again, how could a homeowner doubt you after seeing your pictures of previous work.

7:09am • #22

After looking at your "after" pictures I literally said "oooh" and then "aaah" and then "oooh" again.  That living room is glorious.  What a testament to the neutrality of wall color for home sellers.

Kym, I wonder is the seller thought they moved already or maybe changed their mind about moving? I hope they hire www.staged-to-sell.com for their new home.

Great post. I love color too. Wow, isn't that red bright?! My theory is that there aren't any bad colors for living with, or for selling. It's more about color relationships. Even the colors used in the before photos here aren't that bad - by themselves. You've done a great job of getting the new wall colors to relate in a much more positive way to the other elements of the room. Well done!
