Kauai & Maui Marketing Times

As part of taking a fresh look at the Hawaii real estate markets, I've updated my charts for days on market for Kauai & Maui residential sales.  Kauai residential sales continue to average just under 6 months of marketing time.  By definition, this is for homes that actually sold and while I've not looked to see time on market for those that haven't sold, I'd guess that some are way out there.  Maui residential sales time has taken a sharp increase in 2009 and is now averaging well over 6 months.  Both markets continue to deal with a large number of short sales and foreclosures.

Days on market doesn't seem to be something that is used quite a lot here in San Diego. I do hear a lot about sales, prices, and inventory, though. Sales have been up for 13 consecutive months, prices up for 7 consecutive months, and inventory is down to 2½ months. Most pundits say San Diego real estate hit bottom in the first quarter of 2009.

Your graph is an excellent illustration of what's going on in Hawaii.. I have a former client that tells me that he just bought  a little house over there.. it sounded like an excellent buy when he told me what he paid for it.

Russell-There are better indicators of market conditions than DOM and my favorite is Absorption Rate which I publish regularly.  DOM is better used to demonstrate knowledge of the market and set seller expectations.

Judi-Tell me what home your client bought, I'm curious.  There are great buys out there and I'm looking to pick up another for myself.
