For people here in the South, when the power company threatens to cut your power off, leaving you with no air-conditioning, your complaining and heated family will treat you like the Soup Nazi character from “Seinfeld’....Hence motivation.

But if you say “no sweat”, believing a magical extension of the $8K first time home buyer credit will happen, and any urgency is moot; my response is: Gamblers beware.

I personally would not pin my home buying response on an unconfirmed idea. See… the government still uses April 15 as a deadline and so is November 30. And as our Government moves as fast as a slug when most legislation is concerned, betting that something magically is going to justify procrastination doesn’t make sense. Secondly you are missing out on the best tax deduction available…your mortgage interest.

I’m not going to “feel your pain” when procrastination catches up to you…You are!

Many of your pals have already cashed in and are presently amassing a nice alternative to renting... like being their own landlord and feeling the pride of calling their home... MINE.

And even if the roulette wheel spins, and your lucky number comes up with an extension, is it worth it? You gain nothing but an extension to continue procrastinating.

Remember, unless something unexpected happens, those that Have a new house by November 30, 2009 will get a tremendous tax credit…. Those that haven’t made the move by then…are...still renting.

You are so right. 'Gamblers beware'.  I keep telling buyers on the fence to get into contract by the end of September to close in time for the credit.  One told me a few days ago ..Oh.. the govt, is going to extend that'...  Well, don't count on it. Even if it does get extended, who knows where the interest rates will be then??  Ah...the price of procrastination.

I suspect this is one reason there has been no announcement of extensions or new initiatives. And that is a good thing, as smart buyers are scurrying to meet the current deadline!
