There are so many different lending rules, listing rules for RE agents, loan types and so much confusion for John Q Public to read through and try to understand in this every changing market.

They, for the most part, if they are looking for a loan, if they have some cash on hand and are looking to try and purchase something are apparently getting a plethora of untrue information from agents.

Some of the information that I have heard from buyers that have talked to other agents is just unbelievable.  Working with a professional agent is so important in this day and this time.  If you are a customer and you are confused and you don't get answers that you feel are correct, please call me.

I for one, if I cannot answer your question about real estate will refer you to an attorney.

If you have questions about real estate law,  it would be best for you to contact a Florida real estate attorney.  Real Estate agents are not attorneys.  We refer you to attorneys for your protection and for the best advice.

Real Estate agents work on specific laws in Florida that do not allow us to give you advice on legal issues.

It's not that we are not willing to help you, however, sometimes your questions are beyond our scope of experience and we request your retaining an attorney for the legal advice.

You should not complain to have so many law to regulte the Florida real estate makert. When you compare this new born city, Dubai real estate is pretty poor in therms of regulation. Since 2002 Dubai properties to 2004 buyer was purchase off plan properties and transfered without any title deed. It was only a simple contract between the developer and the client. In 2004 the law was implement oblgating all sales transaction to recorded with the local government agency.

I advise you to enjoy your consumer protection and visit your lawyer as well to protect yourself.
