That's right...

Buyers are looking at homes, and they still have a choice.

Don't get me wrong, there is competition among Buyers for some homes, but the competition goes both ways.

Buyers that don't snap up the deal fast enough might find that they lose it to another Buyer.  And Sellers that don't accept solid offers might find that they lose the Buyer to another Home (Seller).

Well, if they're not, they might as well forfeit the game and not waste their, and your, time!  In this market, so much is beyond our control that it's important to do everything possible to up your odds of snagging one of the few qualified buyers.

I tell my buyers to put in multiple offers.  Some Listing agents are offended by this!  Can you believe it!  Turn about is fair play.

Lane - Here in AZ, the stories I hear are about listings with 15-20 offers.  The buyer must act quickly and decisively if they want the particular home...

Lane,  He who hesitates is lost.  We try to tell that to folks.  When a home is well priced and in nice condition it won't last long.

Some times buyers think they can be in control on every transaction. When the seller prices it appropriately they don't give buyers as much control when several buyers have interest in the property.

Thanks folks.  There are a lot of homes that are winning the competition... and WAY more that are losing it.  Sellers and Buyer both need to remember that they aren't the only players... there are lots of homes, and there are lots of buyers for some of them.
