The table below shows the updated activity for the month of May 2007. I was asked to provide similar data for the "height of the market", or the month of May from 2002 to 2004. In doing so, I found a glitch in BAREIS reports-which they are now aware of and working on. As a result, I am now reporting that the only town with a higher average selling price than average asking price for this month is Sausalito. Correct numbers are below, sorted by City in alphabetical order. | | | | | | | | | City | # of homes sold | Average Days on Market | Average ORIGINAL Asking Price | Average FINAL Selling Price | # Sold AT Original Asking Price | # Sold OVER Original Asking Price | % of Available Listings in Escrow | Corte Madera | 17 | 34 | $1,180,765 | $1,167,718 | 4 | 5 | 41% | Fairfax | 9 | 46 | $866,552 | $865,333 | 1 | 3 | 28% | Greenbrae | 11 | 46 | $1,063,227 | $1,048,500 | 2 | 2 | 33% | Kentfield | 9 | 43 | $3,754,222 | $3,717,222 | 1 | 2 | 15% | Larkspur | 8 | 54 | $1,536,500 | $1,501,750 | 1 | 2 | 18% | Mill Valley | 45 | 67 | $1,464,556 | $1,405,800 | 7 | 10 | 30% | Novato | 62 | 69 | $816,257 | $789,794 | 12 | 8 | 21% | Ross | 5 | 132 | $5,319,000 | $4,682,000 | 0 | 2 | 22% | San Anselmo | 18 | 53 | $917,161 | $904,606 | 2 | 5 | 32% | San Rafael | 69 | 51 | $829,811 | $819,220 | 8 | 23 | 22% | Sausalito | 8 | 47 | $1,415,375 | $1,441,625 | 3 | 2 | 19% | Tiburon | 26 | 74 | $2,037,265 | $1,964,079 | 7 | 3 | 28% | | | | | | | | | Marin County | 299 | 59 | NA | $1,237,667 | NA | NA | 24% | | | | | | | | | Petaluma | 52 | 101 | $701,256 | $660,498 | 6 | 7 | 19% | Sonoma | 33 | 104 | $1,305,983 | $1,226,811 | 5 | 2 | 18% | | | | | | | | | Please note that all Original Asking Prices are without any price reductions. | This information is current as of June 12, 2007 and the source is BAREIS. I update this monthly. When the County of Marin updates their website, which includes closed sales not on MLS, then I update my website as well.
