Home Inspectors here in Maryland are not suppose to use the word "MOLD" unless you are certified to test for mold. 

However we are allowed to write in our reports "Mold Type Substance".  Which is perfectly fine with me.... 

However in this case I really want to write "EXTREME MOLD ISSUES".  

The home owner just re-did the basement bathroom about 2 months ago. Looks as though they will be doing that job over!!!!

Nikki, the "liability" of calling mold "mold" is so over-hyped.  Some serious water issues in that house I am afraid----mold is likely the least of their problems:)

Charles, Your right... they sure do have bigger problems!  I never can understand why people will let their house get to that type of condition.  Then turn around and try to Sell or Rent it. -  Passing the problem onto someone else I guess.

Can't call it what it is, mold. Where's the liability? Like Charlie said they have serious water issues. The mold is just a by product, a sign.

Hi Nikki,

        Whenever there is that much (suspected mold) present, I usually just strongly recommend mold testing be done for type and toxicity, and also recommend that mitigation and treatment be performed according to EPA guidelines, found at www.epa.gov . The EPA recommends that mitigation be performed by professionals whenever there is more than 15 sq ft present and visible.

Hi there,

I believe that was 10 sq ft Kevin.I always carry the free epa booklets with me , just in case.

"a brief guide to mold,moisture, and your home" is a good one.You can even download the pdf.

Kevin is right , get some samples to the lab.
