I know we are all in a changing market.  I also know that from everything I've read its says that if you are going to make it in this business you must "list to last".  But in a changing market, that's tough.  Here in New England sellers are hoping they will pull the same numbers sellers got a year ago.  Unfortunately, that just isn't going to happen.  I can try to explain that the market is "normalizing" but some folks just don't want to hear it.  They want that bigger number and are willing to wait for it.  So what am I doing?  I'm not waiting with them--I'm rejecting listings.  If a seller has unrealistic expectations that I can't meet, it's just not worth it for me.  If a seller is starting high to see what they can get, but they have a contract on another home and have to sell, they have motivation and I'll stick with them.  But if they are just putting their home on the market to see what they can get for it, it really isn't worth my time.  I know thats a hard message for both the agent and the seller but my hope is that the truth wins out.  Not only that, but list to last is a great concept assuming there is a sale involved.

Hi Sue,

I agree. A listing that won't sell is a waste if time. Walking away from the listing is the correct and ethical thing to do. I would rather turn then down now than let them down later. I have three catagories for sellers NTS(need to sell) WTS(want to sell) STS(sell to sucker). Well the first one is great. The second one is OK if they are reasonable. The 3rd one needs to hire a Realtor with a  beautiful yard sign because they are going to looking at it for a long time!! Keep up the good work. As long as you are honest they will call you back when they are NTS.
