(Warning... This is a rant ...)

We are representing some buyer clients (and friends of ours) in the purchase of a great home in downtown Colorado Springs. The house is wonderful and our clients are perfect. We have been under contract for about a month and are set to close in a couple days.

No ... Nothing too out of the ordinary.

My issue?
The listing agent has NEVER ... Not ONCE has answered his dang phone during this entire transaction. NOT when we went to present an offer ... NOT during inspection time ... NOT during the appraisal ... and NOT even while we are finalizing everything that we need for closing ... Not EVER!

Not only does he NOT answer his phone ... EVER, but he NEVER returns his calls until a day or 2 later.  

AAAGGGHHH!!

I'm sorry. This completely IRKS ME! 

I see a blatant breach in FIDUCIARY RESPONSIBILITY to this Seller, here. Because of this agents' lackadaisical approach to this business, WE have had to write um-teen amend/extends extending dates that were about to be missed because "someone" would not respond to contract dates in time to effectively meet them.

If our buyer clients did not love the home as much as they do, we would have ditched this contract on MULTIPLE occasions due to this other agent's inability to ANSWER THE DANG PHONE or RETURN CALLS IN A TIMELY MANNER.

No, I do not always answer my phone. Neither does Derek. But we DO TRY to answer our phones when we are not with other clients and we DEFINITELY return our calls in a timely manner.

Does the Seller even KNOW that the deal could have fallen through MANY times, had it not been for US keeping on top of it?

How many potential offers did the Seller miss out on BEFORE we made OUR offer?

Okay, maybe I should THANK the AGENT-WHO-SHOULD-NOT-OWN-A-PHONE for this ... ?

Maybe, his NON-EXISTANT PHONE SKILLS, coupled with OUR PERSISTANCE and DEDICATION to our clients are the only reasons our Buyer Clients are getting this home that they love, instead of someone before them.

... I wonder if he will show up for closing ...

Maybe he was afraid of the telephone ...

Mariana, I just closed one of those.  I took care of the not answering the phone part. It was hilarious.  My husband heard me on the phone with the guy and was cracking up.  I have to say that was probably one of the most fun days of my career.

I have had the same problem. I don't understand why they won't at the least return your call in a reasonable amount of time. I wonder what they tell the sellers during the listing presention, "Why yes I return all calls promptly".

I guarantee he'll show up for the closing...pay day !

Dont ya just want to ring his skinny little neck! I too get peeved when "the other agent" disappears or avoids any communication...just watching the clock tick by to pay day. Just not fair- we end up juming thru two sets of hoops and end up doing double the work to keep on track for our clients. I have learned when I get a tough sale, the next one tends to be an easier one...thats why we keep in the profession! :-)


BTW did you sell the FSBO you got next to the "friends" that went with another agent ??? Bet ya did!

I agree with you! Aagghh. A day or two later? Geesh. No sense of urgency there.

My fruit is Lemon. Glad you are taking these lemons and making lemonade from them. Or is it Lemon Drops? :) Yeah for your persistence.

This agent didn't show up for closing...not surprised.  My clients were glad that they didn't have to meet him.  :)

I used to be tied to my phone.  Now I leave it in the car when I am with clients, unless we are expecting a call for their transaction.  I leave it in the car when I go into a resturant or business.  I dont' answer when I drive.

I do return calls right away.  I even have the voice mail go to my email thanks to callwave. 

I hate it when I am talking to someone and they answer the phone.  That's is what voice mail is for, provided it is used correctly. 

I have learned when I used to answer the phone in front of others, the action told my company, the call is more important that what I am doing with you.  No matter how quick I was.

I can't stand working with an agent that don't return calls.  I have learned I get better results by emailing or texting with detail.

No. We do not answer our phones when we are with clients, for the most part, either - that also send the signal that we may not answer their call when we are with other folks. But we DO return calls promptly. It is all about respect. - Thank you, Angie.

What a shame I feel sorry for this agent. I just hope you never have to deal with him again. If he shows up at the closing I hope you have something in store for him.

I agree, I never answer the cell when I am with a client unless I am expecting a call that has to do with them. 

We had an agent that I managed and he would answer his cell phone when in the conference room with customers. The calls were not in any way related to the customers. I spoke to him once about it and then Monika had to say something about it and then he was out the door. It's just plain rude.

Mariana, I feel your pain on this one.  I've often asked the same question of listing agents.  There have been times when I made several courtesy calls to the listing agent, as they requested, just to go to voicemail and never receive a returned call.  The purpose of taking the listing is to sell it right???  So why lose out on potential buyers by not answering your phone?

Don't feel bad, I once worked for a Broker who NEVER answered an email in over 4 years.  I finally decided that he simply didn't know how to communicate via the internet.

You have every reason to rant. It's those type of agents that have the good ones cleaning up the messes and the bad reputations earned.  Congrats on your deal though =)

I hate when that happens.  But worse yet is the agent who answers the ringing phone while in the middle of a conversation  with you or customers...Yuck nothing like making you feel less important than the person calling in.

Agreed!  My only comment is that it should not be answered while in a meeting or talking with someone!

This is also a huge pet peeve of mine and I hate it!

I had someone who wanted to list with me and wanted to talk to a past client. The question she asked my past client was "Does Todd return calss promptly?" My past client said "NO, I've never had to leave a message! So he never returns calls promptly, he just answers every time."

Jay- Some people have no idea how their rude behavior affects those around them - and some people NEVER will, regardless of who tells them. Ugh ...

How frustrating.  I've had this happen many times but the most recent I found out at the closing table, he was a full time teacher.  Now I have no problem with part time agents but he could have told me that up front and I would have saved my calls till the afternoon.  BUt even at that he never returned the calls.
