Without trying to upset ANYONE I am always surprised when I hear a fellow real estate agent here in North Carolina say something like..."I am not about to put a client in my car unless they sign a contract to hire me as their real estate agent"!  Personally, I have always taken clients out and EARNED their business.  I explain to them that "today is like a date, we need to see if we can dance together.  you do not want to hire if after today you find that you do not like me...and I sure as heck don't want to be attached to you as a client if I don't like you."  Now, if we have a good time, they ALWAYS hire me.  That being said, I do ask that all clients get prequalified before I take them to a home they cannot afford.

As a real estate professional in Raleigh, NC I feel it is my responsibility to set myself apart by representing my clients best interests.  That could even mean telling them that we should NOT work together.

  Any thoughts here????  Peter

5 Comments on Having Buyers Sign Agency Contracts

I always say we have to date before we get married. In NH we would sign a agency disclosure before we go look at property.

MONIKA - Thank you so much for your quick response.  I appreciate it.  We too have to have an agency brochure signed here in NC.  Side note, I am originally from Orange, MA (just off of Rt. 2 west of Leominster by 30 mins).

Well it is not mandatory here but if they are going to be unloyal and it is a concern for you, then why bother with the client? I mean I would explain it to them that real estate relationship is like a marriage- got to have trust and loyalty to make it work! See how they respond then you will have an idea of what kind of client they are.

Peter...Leominster is about an hour from us here. I got stood up today so I guess it really doesn't matter if they become a client or not. If they are going to be a no show...they'll be a no show.

Peter Peter Peter, get em signed.  Research "redfin" here and see what I mean

I never liked that also but with the rise of internet rebate brokerages and gasoline prices, I have no interest in being a tour guide.

My time and money is too precious to me.
