 Run on over to Inman to check out this very good article about using videos on your listings.  Unless you are an Inman subscriber, you will only be able to read this until midnight tonight.

Lots of ideas here to explore.  Could video replace virtual tours?  They say its easier to do since no special equipment or software is required.  I am wondering if Realtor.com will support it soon so that we could add it to our enhanced lisitngs.

A guy named Dan will be getting a lot of hits on his BuyDansHouse blog today because it is featured in Inman.  While Dan was an unrepresented seller he built the blog to sell his San Diego home.  Most of the contacts he has made from the blog have been from other sellers wanting him to build blogs for their houses.  He is listed now, and sellers are still contacting him. I am wondering if agents contacted him from his blog too?

Anybody besides me see something there?  For the last two days I've been working on two third level domains on my Bloomfield Hills MI real estate blog that will be like single property blogs.  Unfortunately, I am not as tech savvy as Dan, so I will be calling my webhost today for a little help.  I think the single house blog is a killer idea myself.  Hey, I just remembered that Ben Wisely was talking about that a few months ago.  Too bad Ben is on vacation so we can't get an update on his project.

Back to the video thing.  The article lists lots of places you can host your video for free if you want to do it.  I am not so sure how I feel about it yet.  I prefer still photos and slide shows to spinning virtual tours anyway.  I think I would find the motion of a tour to be irritating.  Just wondering if we are soon going to be writing video scripts to narrate our house movies?

We have been using video here in MN.  I am thinking that it will replace virtual tours becuase voice can be added.  I have used you tube to create what looks like a video just using still pictures.  I am finding that some of the video I am seeing is not very good quality.

Eileen, that was exactly the solution I was thinking of this morning.  Yep, I am late to the game.  But I really wanted it as a third level domain of my blog.  I've covetted my own third level domain ever since becoming an e-pro but my site host for the main site does not support third level domains.

I like the idea of a listing blog and maybe even an individual blog for each listing, my 'jury is out' on that one yet.

Video, as mentioned, can be hard to download but eventually everyone's computer will be able to handle it.  I may be wrong but it seems like the video blog didn't seem to sell his house, isn't it still on the market? Maybe he's making enough income creating home blogs to not sell it just keep it rented. Thanks for pointing this out Mary F; I think the listing blog idea may be more of a FSBO attraction than the video feature on it.

Thanks for the info - good article on Inman. Seems like the biggest challenge is how you use the video and getting buyers to look at them, rather than the technology itself. I suppose one advatnage is beable to tell your seller that this is part of your premium marketing plan and your differentiator.

Eileen - liked your blog alot. Congrats on the sale. How did you get people to look at it? Links from your main site? Advertising? Was it worth the time? Obvously the cost was minimal.

Thanks for the post Maureen! Man, its times like this that I wish I was a virtual assistant, or an advertising director for a big whig agent. There is so much exciting new technology out there. it would be great to implement some of those ideas on a listing.

I believe that to have a video it would be "no real time" as bog wrote it, do you want to see people doing something that it will not be properly ? :)  also, the format should be stream video very compressed to make it work better. Hm...    it will be good to take some with video and then put it on website, but still, virtual tours are good but take time, they are time consuming even if you have the proper devices, a friend of mine does that, and even when he is an expert and has the proper equipment it take at least 30 minutes on each one. so it is up to someone to do it or not. or if you want to contract a company who does that.

BTW, Nice Blog :)

I've got a great alternative to video... and much less cost and effort that can have the same kind of effect in a 30 to 60 second "commercial...   I'll pull my info together and post detail tomorrow!

Has anyone else tried Visualtour.com?  I love it!  Looks like video, easy to use yourself, and with a low monthly fee you can use it for lsitings, holiday cards, even your own business card cd!

Video tours are definitely the best way to showcase a property and separate yourself from every other agent, most of who are using a so called 'do it yourself' virtual tour... which is really just a slideshow.  I've looked at many VisualTours and find them to be excrutiatingly slow to watch.... slow transitions, slow pans....  One was a pan back and forth of two propane gas tanks.... huh?

Granted, it does take a broadband connection.  But don't you think MOST people who can afford to purchase a home HAVE broadband... at least at work?  It's never presented itself as an issue - I've been doing narrated video tours for almost a year on all of my listings.

Video shows the property just as it is... undistorted, as if you were there. It creates emotion. It draws the customer in.  And most importantly, it sets you apart from everybody else who is now doing exactly the same thing.  I've been doing narrated, high definition real estate videos on all of my listings since December... and I'm STILL the only one in New England doing this.  As more sellers are realizing the importance of good marketing, this stands out far above everyone else.

It's also not something that every company will jump into and offer for $29 a year for unlimited videos.  It's a project to do each one, takes time and money.  However....  I have an ace in the hole for marketing that almost nobody can beat.

My web design company offers real estate video tours.  I post them on my own site, on Realtor.com, on the local MLS as well as about a dozen web video sites (YouTube.com, Blip.VT, Yahoo Video, Google Video, Grouper, iFilm, etc.)

Yes, you can post video tours on Realtor.com.  In fact, I post narrated video tours PLUS a 30 photograph slide show on Realtor.com.
