Pre Recorded Message Ring Central

Capturing as many leads as possible in this business is important.  I don't get many calls from flyers in the flyer box.  The neighbors usually take them or kids, I often find paper airplanes in the area around my listing.  Then when the flyer box is empty you are the first to hear about it from the seller. Not to mention the price of color flyers at .25 cents a copy, some house go through a 100 a week, thats 25 bucks a week.  If you have four listing thats $100 a week just to have flyers. 

The number one reason why buyers call on a listing is the price.  If the price is on the flyer they won't call you. Having a free recorded message is more inviting for buyers to call because they feel they don't have to talk to anyone.  Little do they know, we recieve a text message with the buyers phone number when they call.

I recently came across a great way to get a free recorded message on my listings for super cheap.  I am tired of sellers complaing about empty flyer boxes, and getting nothing because the neighbors take all the flyer's.    So I googled free recorded message, I found a site that charges around 50 bucks a month.  So I though well I am a member of ring central, so I called customer suport and asked if I can set up extensions with pre recorded messages.   For low expenses and actually no cost to me since I already use ringcentral.  But for new members, you can have up to 5 extensions and 100 minutes for 15 bucks a month, or 10 ext. and 500 toll free minutes for 29 bucks.  This service is the best  1 800 number I have ever used, you even get a free dedicated fax line, that converts all faxs into pdf's and delivers them to your inbox.  You can also cut and paste the click to call code and paste it in your website, which makes it more inviting for buyers to call you. This is all included in the service plan you choose.

All you need to do is set up extension for your listings, then set rules to send a text message to your phone with the number the user is calling from.  Next you need to go online and order custom name riders.  If you have 5 listings that need the free recorded message, then you order 5 custom name riders that have the same 800 number but different ext.

I do not use this one but use another that incorporates a toll free 800# with 100 extentions and 200 prepaid minutes and then 18 cents per minute after that.  I use the toll free number on every listing to capture the name and phone number of the caller.  I use a 24 hr pre-recorded message which includes the sell price.  I do not put the sell price on my brochures either.  Nice post, I am going to check yours out for myself as well.

I'm not a realtor, but I do use RingCentral to route my toll-free calls to my cell phone when I'm out of the office as well as to receive faxes (pdf to my email - what could be easier?).  The other great thing about it is that it tracks all your calls, whether they go to your office phone, cell phone, voicemail or fax.  You have a log with the numbers to keep track of call volume, so this idea means that you will know who is calling about your listing, even if it just goes to the special informational voicemail extension - 15 nosy neighbors, or 5 potential buyers? 

RingCentral voicemail boxes are also good for other information purposes (available job postings at your brokerage, class announcements, discounts/special offers, emergency after-hours/on-call information, etc.).

I've never had an issue with RingCentral so I can't speak to customer service, but I was referred to them by another satisfied customer and I like them, too.

I use RingCentral and I love it!!!  Having the faxes come in as PDFs makes it easy to store contracts and burn to CDs for storage, sure beats all the paper.

Eric,

Agents use this in San Diego and have been for a while. Buyers are very careful when calling these numbers now. They know they'll get bombarded with agents hassling them. I think putting the price of the home on the flyer is important. Remember your selling your clients home first and getting buyer leads second. At least you should if you want to be a formidable listing agent in your neck of the woods. If a potential home seller in the neighborhood sees your flyer box empty or missing info they might call another agent.

I am considering setting up an account with Ring Central and would love to hear more about how you set-up your system. It sounds like it has done some great things for your business! I started looking for a 1 800 number for a simple informative voice recording for some seminars that I am doing, but you have opened the door to more possibilities with Ring Central. Wow, you're pretty much a moron - I would never enlist a sloppy individual such as yourself to help me buy or sell a home, based solely on your inability to properly write what you're saying.  Such a lack of attention to detail does not bode well for clients who are making a major financial decision based on your counsel.  Furthermore, it's likely you're a shill for the service you're suggesting.  Moron.

I'm curious - has anyone tried using PhonePeople.com for a similar service?  It looks like it is more inexpensive (monthly and per minute).  Not sure if they provide fax services, but that is not something that is important to me (I've got fax services already).

thanks for all this great info.  Will check out this service.   I also find when i  use the flyers, that the neighbors, or kids take them.  I have stopped doing the flyers for now.
