Listening comes in many forms. Most people think that you just listen with your ears. But, many other senses come into play when one is truly listening. Your eyes may see one thing, your heart may pull you in another direction and your pocketbook may scream in yet another direction. All these things go into the active listening process.
When pricing your home for sale, Real Estate agents invest quite a bit of time researching the market and crunching the numbers. More importantly, we are in the trenches with buyers --- often on a daily basis --- so we have our fingers on the pulse of the marketplace. We know and listen to what triggers create a response from a buyer --- not just words. The action of putting the buyers money where their mouth is --- writing the offer --- is what is captured in the data.
Listening to the data that realtors present is critical in today's market. I have said it before...as have many others...that numbers don't lie. A strong, in depth market analysis in the current market ( the last 3 months) will give you a clear indication of price and number of days on the market.
Sit with your agent, review the data, add pluses and minuses and really review and weigh the data. Selling your home is very emotional but if you have really decided to sell --- time is money. So, listen to the data and price your home right. It will save you time and money in the long run.
