I didn't get the chance to go to SES in San Jose last month. SES is Search Engine Strategies. But Aaron Wall of SEOBook was there. So was Matt Cuts of Google. one of my staff went to the show and taped a few interesting presentations. 

As Beverly walked around the show, she said she didn't meet or bump into a single REALTOR who attended and she deposited more than 230 business cards from the people that she met. None of them were a real estate agent.

Its no wonder why so many REALTORS and brokers tend to cling onto SEO and Internet Marketing information that today is totally obsolete.

I make reference to two new SEO clients I picked up this year who still claims they know how to do my job better than they I can. 

"META Tags need to be done," a client of mine says to me today.

The key word research on her competitors took four days. I did the SEO key word research at KeywordTracker.com on a Saturday and then measured the incoming traffic to her site with VisiStat.com.

We have done the SEO part of the site and completely ignored the META key words. And she says we need to put them in there. I refused to comply and said putting our key word research in her webpage is a stupid idea and gives SMART competitors access to the hard work I did on key word research. She'd be flushing her entire $11,000 SEO investment out the window. 

I demonstrated how anyone can steal her keyword research by going to her site and sniffing the source code of her pages. 

Once you are on the website, you see the HTML and metas merely by pulling down the SOURCE link on your browser.

These are PERFECT META TAGS and is one of the reasons why our websites rank very high on Google. Yahoo and MSN / Bing. Please feel free to COPY this format for your own use, but DO NOT COPY the GOOGLE VERIFY v1 META or the pics-label tags.  You have to generate your own tags for these.  

Why Give Your Competitors Access to Your Expensive Research for FREE?
This is insanity illustrated. 
You spend $$$ on time and research and you also have a monthly subscription to WordTracker.com. This is $50 a month in case you're interested. You have done a month's worth of key word research finding the good words, the alternative words and you have looked at the top ten producers in your area who happen to have a decent page rank on Google.
Why in God's good name would you want to post your key word research on line and let your competitors rob you blind?  
You might as well stand in front of a bullseye and ask people to shoot the apple off your head. You are cutting your own throat by showing your competitors the key word research you've done anytime you place your researched key words on you, your market and your competition into your META Tags on your website pages. 
For Google, Meta Keywords no longer work. In fact, they've had little to ZERO impact since 2002. Yes, that's right. Seven years ago, people. Talk about holding onto myths for a long time... this one is the biggest myth out there still being held onto by thousands of REALTORS today. 
But don't just take my word for this. Read what Danny Sullivan had to say about the DEATH of Meta Tags in 2002 by reading this article. 
YES Keywords work. But you place them within your text on your website. DO NOT ADVERTISE THEM in your meta tag descriptions. 
And focusing all of your attention on your home page isn't a bright idea, either. You need on average three to six landing pages, each one optimized with the correct balance of key words and you cannot have or use more than 3 key word phrases per page.  
There are three things you can do right now to improve your visibility within 90 days if you are climbing your way to the top of a coveted Google page rank.

SEO Target | Don't Be a Victim

1.) Dump the McWebsite template. 
If you are with any firm that produces a website template that has a managed (me too) back office content manager like Advanced Access, Homes.com, Z57, A la Mode, or some other firm. Or if you have a website with a template firm like Template Monster, Agent Image or one of the countless me too Webmaster real estate templates... DUMP THEM. Build a website from scratch, and have it hand tooled for PHP and CSS 2. 

2.) Sign up for Six Months of WordTracker.com services. 
Use the system to research key words. Remember, key words like:  "albuquerque homes for sale" are far better for getting leads than the generic term, "albuquerque real estate."  Why? It's academic. If you get a LEAD on your website from user searching for "albuquerque homes for sale," do the math. THAT person is really looking to BUY homes in the ABQ area. The generic term, will put traffic on your site, but the leads generated from the other term will be far more valuable. 

3.) Press Releases are Pure Gold today.
Very valuable. In addition to blogging on ActiveRain, you need a Facebook page. Forget MySpace. PRWeb.com is a great place to launch a PR about your new site, new REALTORS on board you stole away from Broker Bob at Amazing Realty, free closing costs to a lucky customer, free GAS and moving expenses to another lucky family... etc. BE CREATIVE. Do not be dull and boring.
There are plenty of Help U Sells, Assist 2 Sells and For Sale By Owner firms out there that are going to bend over backwards to get discount customers to list with them, and other firms are going to rebate some costs BACK if they double end the deal. 
BE CREATIVE with a PR and advertise this on your home page or a landing page that has a Contact Me form on the left or right side. This allows you to CAPTURE the lead if they respond to your Google Ad or other advertisement.

Doing these three things over the next few months will put your real estate business on the right track in 2010.  
Remember, the World supposedly ends on December 21st 2012 according to the Aztec Calendar. So be smart and enjoy life for the next two years and get your website to the top of the game, so when the huge rocks start falling from the sky, you can die with a smile on your face knowing you made it to the top of the game with a first page rank on Google.
