How do you become the horse property specialist? Honestly, the same way you become anything else. You start out by seeing it.
My first client had a horse property. She was an RN and worked with my husband and over the years I had spent time with her and loved her. She said, "Michelle, I want to sell my house. I am getting my Nurse Practitioner License and I am going to be moving to Tucson."
"I don't have my license yet Viv." I said.
"Well, hurry up. I want to sell my house." Vivian said.
So, I did. I learned so much in that first transaction that I ended up thinking, people need someone to know about horse property. There is a lot more to know as far as building and zoning - because typically people want to build a shop or a barn or something because they now have land. There are also septic transfer certs and laws dealing with the transfer of a septic tank, which, in Arizona, most properties that are zoned for horses have a septic tank. Some even have a shared well.
So, not only did I start calling myself the horse property specialist, I started to read, study and ask others about horse property. I had horses running through my brain most hours of the day!
You see, not matter what you want to become, it all starts with a decision. A choice. Once you decide, then you will start to move forward. I see many people stuck in indecision forever. They are stuck in their head figuring out what they want to do. They could have done all 10 things by now and yet they sit in their head and roll through each one of them over and over.
A few years ago a new agent came to me and asked me how she could become the horse property specialist.
"The first thing is to decide and then start saying it. Tell yourself and others you are the horse property specialist." I told her.
"I am not going to do that! I'm not a specialist. Why would I want to tell people I am something when I am not?" She snorted.
Well, all I know is she came to me for advice and then argued for the limitation she wanted to get rid of...that she wasn't enough. She had to be more of something or different than what she was. You see, it all starts with a desire and a vision to see yourself as what you want to be....who you want to be. If people are unable or unwilling to do that, nothing they ever consider will work for them.
