Hmmm......I can certainly relate to this involving a Short Sale that I'm currently working on. This has been the case of all cases. A year working to get a Buyer, been through 3 buyers; one of which defaulted, one changed their mind and one didn't want to deal with the "As Is" of the property.
Now enter the Dream 4th Buyer; Dream as right up front having been given a solid pre approval right out of the gates; not a flimsy pre qualification. Yep, you heard me...we're on the 4th Buyer.
I've gained Lender approval on this property 4 times! This 4th Buyer was to be the last Buyer that the Lender would approve. (the madness begins here)
Now a week before closing, the Buyer's Lender isn't ready and will need two more weeks to be ready as they're waiting on valid issues that can definitely be taken care ... just need a bit more time. Common right, closing dates get extended.
Enter the reasoning of the Seller's Lender. "....NOPE, we're not giving any extension and we'll go ahead with the auction sale date on the 10th of September..."
Is this sound reasoning? Have they gone mad? Is it to the point of being humorous? The property even has a city code violation lien placed on the property for $2106 and will be added to the property should the Lender decide to own it. However, if the Lender were to allow an extension, the lien would be released as I was able to work to get the lien released.
I'm even in direct email and voice communication with a VP of this Seller's Lender and I'm working hard to get them to at least postpone the auction date and if the Buyer doesn't get his final approval, then go ahead and issue an auction date. But why would they go to auction with just two weeks to wait? I simply do not get it!
We're all going forward in trying to see if the Buyer's Lender can get a miraculous approval before Sept 10th....and hoping that the mad reasoning of the Seller's Lender will see the light so indeed I can look back and find the humor in the process. Otherwise, next week will prove to be a very sad day as this would be the first homeowner that I wasn't able to save from foreclosure. Oh, the stories I could tell on this property.

The banks don't seem to use logic at all. I guess there must be so many layers of people that need to approve something that to them it is not worth it. Of course you can always pray for a miracle! Let me know how it turns out!
