Today I was talking with a woman who is relocating to Charlottesville and is looking for a Rental.

I asked the question:     why are you looking to rent vs buy?
 
She had the Perfect answer:       I will only be living in Charlottesville for about 2 years

Bravo!!!

Imagine if more people had this answer 3 years ago.... our country may not be in the current mess.

Charles, There are times it makes sense for someone to rent vs. buy.  That was the case for a gentleman I talked to today.  In his price range he would have had to put a lot of money in to any home to make it live-able. Without a lot of cash he is better to save for a few years and then buy.

Hi Charles,

Most relocating company executives just rent here now instead of buying.  Their employers don't want to worry about selling in 2 - 4 years.  We get quite a few high end rentals here in Oakville because of the proximity to Toronto.  Many agents don't want to be bothered with doing rentals but they pay the monthly office expenses.

Hi Charles!  We're having trouble finding rentals for executives here because many are only planning to reside here for 12 - 18 months.  Why buy when you can rent though, right?!

For years, NORDSTROMS would only allow their new store executives to rent and not buy because they wanted them to be MOBILE. The thrill of appreciation is now outweighed by the agony of being unable to sell a home in a down market.

As for rental home inventory in our area, there are less than 65% of the # of homes for rent this year as we had last year at this time in our area MLS....I have less than half of the # of homes for rent THIS year as I had last year at this time.....however, owners who are attempting to rent their properties themselves are still making the mistake of EQUATING the rent they should ask with their mortgage costs....unfortunately, there is no relation in this market and the WIN is getting a good tenant ASAP so that the cost of utilities and upkeep stop.

I think that even if someone is qualified to buy they should still rent for about 5 or 6 months when they move to a new area so that they can find their way around and get the right neighborhood fit for them.

In some cases, renting is the choice.  It's nice to see that some people are able to admit that they need to rent instead of buy.  And I agree, if only they did this several years ago.
