In August of 2009 there were 14 homes that closed within the month for Holliston Massachusetts. This is an increase of 7 units as there were 7 homes that closed in August of 2008.

The Average list price for the homes that closed in Holliston for August of 2008 was $406,895

The Average list price for the homes that closed in Holliston for August of 2009 was $429,920

The Average sale price for the homes that closed in Holliston for August of 2008 was $392,629

The Average sale price for the homes that closed in Holliston for August of 2009 was $414,468

The Average Market time for the homes that closed in Holliston in August of 2008 was 76 days.

The Average Market time for the homes that closed in Holliston August of 2009 was 70 days.

 

8 homes went under agreement in Holliston Massachusetts in the month of August. The average list price of the homes that went under agreement was $444,763 The average time on the market for these Holliston homes were 75 days.

Through August there have been 69 homes sold in Holliston. At the same point in time last year there were 67 homes sold.

In Holliston MA for the period of January to December of 2007 there were 171 properties sold.

In Holliston MA for the period of January to December 2008 there were 103 properties sold.

In Holliston MA for the period of January to December in 2007 the average list price was $473,871 the average sale price was $448,725 and the average market time was 192 days.

In Holliston MA for the period of January to December in 2008 the average list price was $415,954 the average sale price was $399,437 and the average time on the market was 108 days.

In comparing year over year longer term data for Holliston Massachusetts, it appears that there is still a downward trend in the average sale price for homes. There was a decrease in the days on the market for the same period in Holliston MA. Unfortunately, there was also a substantial decrease in the number of properties sold in the January to December time frame in Holliston MA.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. It does look like the Holliston market has started to stabilize and we may be getting closer to the Real Estate bottom.

Your first stats showed that prices are gradually rising and selling in shorter time ( on Average) Year over year number down but things look like they are stabilizing. In time, who knows. If the lenders come back into the market,  could see you returning to more normal markets across the country. Therein lies the caveat. I the lenders don't come back soon enough, that may not be the case as the federally insured loans of Fannie and Freddie are topping out of their allowed indebtedness. They are already cutting back on the number of Condo loans out here in CA and things may get tighter than we have seen before. But for sure your market looks to be making a steady recovery.

I have the MLS back now as we are updating my RETomato site, so I'm going to be posting numbers again. Bad news is now I'm on a Mac and I have to make new spreadsheets. ;-( Our market ... well, if you leave out the fluff reports (that I don't do) ... is enjoying a little biz from the false economy of the FTHB 'situation,' and IMHO it will take JOBS before we will be able to get excited about anything.

Thanks everyone for stopping in and commenting on my Holliston Real Estate report. The market here in Holliston MA has seen some signs of stablization in 2009. Activity has certainly been better than 2008. Hoping that the trend continues.
