Sandy, you are so right the Numbers are important. Now with todays technology it realy is not hard to do. There are no excuses. Before I talk to a potential buyer or seller I always check what the active, pending and solds are in that particular micro market they are looking. Instant credebility vs lack of knowledge, where do you want to be? Great post.

You make compelling points.  Please could you guide me to sources/technology that gets you numbers for active, pending and solds in any micro-market. What specifically do you guys use?
