Braemar townhouses are still in demand, though the pace of home sales seems to waning a bit.  The last two months of sales (July & August 2009) give us some good news and some bad news.  Let's start with the bad news.

Braemar townhouses without garages has lost value for the second straight report, which almost totally negates the gain in value these townhouses saw in March & April 2009.  With only three resales in two months, these Braemar townhouses are down to $191,667 in average market value.  That's down 6.6% since last report (May-June 2009).

There is some good news here.  If you are thinking of selling your Bramear townhouse, and it has no garage, you can expect it to be under contract (if priced to current market conditions) in under two weeks time.  You can also expect to pay an average of 1% of the sales price in closing cost assistance to the buyer.

Braemar garage townhouses are the good news this report.  With the same number of resales (3), the average market value of these townhouses has increased to $233,333.  That's up 10.5% since last report (May-June 2009).

If you are thinking of selling your Braemar garage townhouse, you can expect to have it under contract (if priced to current market conditions) in one week's time.  You can also expect to pay an average of 2% of the sales price in closing cost assistance to the buyer.
