Listing For Sale But Not Being Looked At

 

I have a home that I have listed, it is a very marketable home in a desirable neighborhood. I have not had any offers It is 3345 Sq ft. and is priced now @$325,000. It is the lowest priced home for the square footage in the area. It is new  built in 2006. I just can't understand why no offers. I have it advertised everywhere I can think of about 20 Real Estate web sites. The MLS, home books. The yard is kept up nice and the house is spotless. The only thing I can think of is there is not the upgrades in the kitchen, such as granite and and fancy faucets. The floor is linoleum in stead of tile or wood. But my owner is not going to up grade since he just had it built. Does anyone have any suggestions in getting the home to even be looked at more, let alone have some offers on it. Thanks

How long has your listing been on the market and what is the average for the area?  Have you had an open house yet? 

I don't know if you have this ability but our MLS has a feature called reverse prospecting.  We can go into the MLS and search for Realtors that are working with prospects matching the description of the house.  If not, you can contact local Realtors that work in that area and price range.  Also, look for similar homes that have recently gone under contract.  Contact these Realtors and see if they got any calls after the homes were no longer available and see if they would be interested in your listing.  You can invite these Realtors to come view the home to see if their client will be interested and offer them something like a Starbucks or gas giftcard.  Direct marketing to Realtors has always helped me with listings that would not move.

If this is the property you have listed in Daybreak, then I'd ask how it's priced compared to the new construction homes going in there. Are the builder incentives killing it?

The next thing I would do is network with the other agents in the neighborhood and find out if they are getting showings. I had a Pariah Property last year and found out that NONE of the homes in the Subdivision were getting shown. So it turned out to be the Subdivision, not the house so much. I sold that house unfortunately for much less than what we wanted, but that was in Nov. I just drove the same subd. 2 days ago and one of the homes that had been on the market longer than my listing is STILL on the MARKET!

I was going to organize a neighborhood Realtor Open House to get some action, but finally got an offer.

The Home is in Daybreak, I have it priced low compared to the homes already built, the builders incentives are large but they are starting the homes well above mine. It has been 72 days on the market but at a higher price ,we have reduced it $13,900.

We do have a reverse prospecting on our MLS I will start looking at that thanks.
