Lori, great information.  Many times folks think they are saving money by going to FSBO directly not realizing that they are not saving money - in many cases they are paying for representation that would have saved them alot of time and money.

Lori, I want someone to be able to tell me what a property is worth using statistical analysis, and an understanding of the market. I see so many FSBO listings that are overpriced, so this is really a buyer beware. Another aspect about buying a home off the MLS system with a Realtor is that then the house has to compete on the open market, and if it is over priced it really has a probelm. You need a basis of comparison.

Tim & Pam - I think Buyers are under the impression that purchasing a FSBO will save them money when they likely will not.

Joe - you are absolutely correct about the majority of FSBOs being overpriced. There are pockets of neighborhoods here where the inventory is actually low and in that instance, I turn to FSBOs. That's why it's important for Buyers to establish a relationship with a Realtor as their first step - because we have the tools and the data to help them make the best decisions.
