Unbelieveable that fall has arrived already!! That means only 82 days before the 1st time homebuyer tax credit disappears. Right now they are saying that it will be gone forever, but they may have a strategy change along the way. Who Knows!! What I do know for sure is this is the only tax break like this we can all count on. This is an opportunity most of us that bought our first homes never had and the banks were more careful way back in the 80's than they are now. So why are more people not taking advantage of this? Afraid? If I was in the rental market right now the thing I would be the most afraid of is the unknown. When you buy a house you have the same payment for all the years of the loan if you get a fixed rate loan. Your income will go up but you still have the same house payment. Your taxes and insurance go may go up but not the loan on the house. Services and goods is this country are priced by supply and demand. We have record breaking foreclosures and short sales. Most of those families leaving their homes will not be able to buy again for awhile, so...they will be looking to rent. A lot of those people already had risky loans which means they had high interest loans and huge house payments. Most of them can afford to pay a higher rent than most renters are used to now. So...I believe rents will go up as soon as the unsold houses that are being rented today are sold. I believe alot of those rentals were put into the marketplace by necessity, not by choice. I believe when the market comes back those houses will be sold fast to give those builders back the borrowing power they need to start building again. So...for all of the renters just sitting on the fence now,please get off and buy a house before this great opportunity to get free money is gone forever!!

They may extend the 8K credit, but that doesn't mean now is not the time.
