Canyon Lake Texas Residential Market Report August 2009

Summer is coming to a close and the Labor Day weekend is in the books.  The Canyon Lake Texas residential market continues to be an interesting display of marketing facts that matches the trends of homes below $200,000. being the hotbed of activity.  With the jumbo lending market still being unsettled at best, the higher end homes are not selling as well and it is obvious that sensibly priced homes stand out in the ocean of current listings and are selling quickly.

The following Canyon Lake Texas residential market statistics for August 2009 are from the Central Texas MLS:

ACTIVE LISTINGS:

There are currently 365 active listings on the market with list prices ranging from $37,000. to $1,380,000. with an average list price of $309,396. and a median list price of $259,000.  These homes have a average price per square foot of $133.61 and a median price per square foot of $120.70 and the days on market (DOM) are at an average of 156 days and a median of 104 days.

The price ranges are as follows:

Under $100,000. = 52 listings

$100,000. to $200,000. = 92 listings

$200,00. to $300,000. = 59 listings

$300,000. to $400,000. = 68 listings

$400,000. to $500,000. = 36 listings

$500,000. to $600,000. = 21 listings

$600,000. to $700,000. = 8 listings

$700,000. to $800,000. = 8 listings

$800,000. to $900,000. = 7 listings

$900,000. and up = 7 listings

PENDING LISTINGS:

There are currently 39 listings that are pending sales with list prices ranging from $9,999. to $599,000. with an average list price of $224,024. and a median list price of $169,900.  These homes have an average price per square foot of $110.25 and a median price per square foot of $106.69 and an average DOM of 176 days and a median DOM of 91 days.

The price ranges are as follows:

Under $100,000. = 9 listings

$100,000. to $200,000. = 14 listings

$200,000. to $300,000. = 7 listings

$300,000. to $400,000. = 2 listings

$400,000. to $500,000. = 5 listings

$500,000. and up = 2 listings

SOLD LISTINGS:

There were 23 sold listings in the month of August with listing prices ranging from $15,000. to $649,000.  The average listing price was $181,850. and the median listing price was $139,900.  The sales prices ranged from $15,000. to $595,000. with an average sales price of $172,057. and a median sales price of $135,000.  The average price per square foot was $89.64 and the median price per square foot was $88.78 with average DOM of 194 days and a median DOM of 122 days.  The list price to sales price ratio was an average of 93.09% and the median was 96.5%.

The price ranges were as follows:

Under $100,000. = 8 listings

$100,000. to $200,000. = 9 listings

$200,000. to $300,000. = 2 listings

$300,000. to $400,000. = 3 listings

$400,000. and up = 1 listing
