I have discussed the High and Mid rise Condo market in detail on it's benefits for investors and second home or vacation home purchasers, but i have also noticed a substantial potential for investors in the industrial and commercial side of Real Estate investing here in Las Vegas. The commercial side of Real Estate tends to get over looked by many publications for some reason, but never the less i am here to inform you that the commercial and industrial side of Real Estate is doing GREAT in Las Vegas. I would like to give thanks to the "Las Vegas Business Press" which publishes a spot with in it's publication that gives brief descriptions of Million dollar deals in Las Vegas that is truly wonderful reading for people who enjoy the thrill of Real Estate investing.

The commercial and industrial side of Real Estate investing is and has proven to be one of the most profitable markets Real Estate has to offer. People aren't aware that this market even exist because of the lack of knowledge about Real Estate and the benefits Real Estate can offer an individual. I am currently not licensed to sell commercial or industrial Real Estate but i can say from what i've seen and heard the commercial and industrial side of Real Estate in Las Vegas is outstanding. Let me leave you with a Multi Million dollar deal that was published in the Las Vegas Business Press, it reads, "Fat Burger singed a 10- year $1,049,000 lease for 3,000sqft of retail space in Mission Center at 1340 E Flamingo Rd. Colliers Internationals' Jimmy Marsh and George Connor Represented the tenant. The reported average rent equals $2.75 a sqft." WOW do the math, a 3,000sqft by $2.75 a ft that equals $13,750 per month, I wonder what the mortgage is on the property per month.
