Completely frustrated with commercial lending rates online

If you are a broker who works with investors you can only do so much even though you want to do more. I am trying to put a deal together for my client but I would also like to help him find a lender to compare rates. This is pretty much impossible to do since commercial loans have so many variables. I really wish I could find one site online that shows approx current commercial rates for investment properties.

So annoyed.

Please remember that with today's conditions especially with commerial it is not about rates. It is weather or not the deal will get approved. No sense fighting about a 1/8. Get a deal your happy with and go on with the approval process. This is the challenge.
