We got an offer the other day on one of our listings and we began the conversation...don't you think the property is priced right...? I queried the selling agent...
"Yes...I think it is right...the condition is wonderful...the location and lot size is just what the buyers want...but the kids would have to go without brownies and juice boxes in their lunches if the wrote a better offer," he whined.
Golly gee whiz...I am sure that the time, money and effort our sellers put in to making their house the "shiniest penny at the best price" ...the new roof, additional landscaping, staining the deck, fresh interior paint...all mechanicals tuned up...I am sure tears will come to their eyes when they realize the market is controlled by juice box and brownie affordability...Sure hope the dog can afford a pedicure and Mom gets her pearlies whitened.
He said he knew they would get countered...and then proceeded the next day to tell me all the MLS numbers they were going to see the next day...that were barely located in the same county. Comparable...no and many had many things...like no appliances in much smaller new construction that may also require no more juice box and brownie necessities. What's a buyer's agent to do....try being honest....Your stories didn't match the lender's...the lender said they couldn't find anything that "suited them" at a lower price. Oh Surprise....
At this writing our sellers have given them teh counter they knew they would get...they came back with the counter we knew they'd write....and tonite our sellers will sleep on meeting them in the middle.
We could be scheduling the inspection...we could be looking at what time/day the closing would take place and chilling the champagne....but ohhhh those juice boxes just golly gee whiz got in the way of writing it right the first time...or seeing if the price could be huffed and puffed and blown down.
