Nevin - great information for buyers in the Cary area. I'm curious about your thoughts on FHA going forward. The issue we will have will come from the change in spot approvals, so many condos will no longer be able to go FHA which impacts lots of first time buyers in our area.

Jeff - Thanks! My thoughts are that FHA guidelines will get tougher as more loans default. I don't think the defaults are mainly caused by poor underwriting but rather job losses. Of course we are dealing with government and common sense escapes them! It really is a toss up on which way the market will go when the feds step back and let the free market decide if morgage backed securities are attractive. IF they do become attractive we may see conventional guidelines ease which should help wit the FHA/Condo issue.
