So a few weeks back we were called to the home of a neighbor. Apparently the son/Executor has been tasked with breaking up Mom & Dad’s home now that they’re both gone. This entails cleaning, trashing, treasuring, etc. No easy task, and for this I am not at all envious.

We walk about the house, see every nook and cranny. Family history is explained, treasures revealed, and promises made about the cleanout in preparation for showing the home. Oh yes, and promises made about a call back ‘if we choose your firm.’

We spent quite some time explaining how it’s a crazy market right now, there are so many single family homes available now, it’s like a busman’s holiday! Choice is king. If you don’t like this two bedroom, two bath ranch, allow me to show you 115 others in the same town.

Now what? There’s a sign on the lawn, placed there by one of those discount brokers.  This guy even flagged me down in the local convenience store to tell me how sorry he was if we felt like he was going to use us. He assured me that this firm was reputable and that he’d handle the issues around no showings. I just wished him well.

It amuses me that some folks hold us in such low esteem that they feel anyone can do our job, or that they can do it themselves. Why is it that we are not held up as professionals? What needs to happen in a market like today’s market to elevate our status? More importantly, what are we going to do to remind folks that we are an important part of the equation when a big part of what we offer is now free on the internet?

It’s all down to Outstanding Customer Service. Put it out there, you’ll be found, and used, and more importantly, appreciated!

That’s my story and I’m sticking to it!

There is no doubt that the general public has a lack of knowledge of what it takes to be an agent and the effort it takes to give the customer service to meet the sales objectives.

I always ask if I am competing with anyone else. I ask who has already been there and who is coming. I will reschedule if necessary but my listing presentation is King and I can not recall to losing to someone in quite some time. It is a hard bound presentation that is so comprehensive, I don't recall anyone even coming close.

However, I do empathise. I have been there and already done that and it lead me to develop this plan that is out of most others' league. It costs to prepare it about  $25.00 and it is so worth every penny.

I read a post from Kristal Kraft that said in today's market it is nice to be the 3rd agent to list the home... let them make their mistakes and be the right agent at the right time :o)
