It is so important that Sellers understand why Open Houses are not the way forward with regard to getting their home sold.  This post of Tina's states very clearly why a re-think is required on the part of Sellers and their agents.  Thanks Tina!

It's a question we get from most sellers, "Can we do an open house?"  I cringe everytime I am asked open housethat.  I do not care for Open Houses and just finished reading another news article out of North Carolina in which a Realtor sitting at a Model Home was raped at knife point.  Our world is in such array today that I just refuse to put myself in that type of situation.  This Realtor is lucky to be alive...the rapist could have killed her and just walked out of the home, unnoticed. 

I know there are steps to be taken, check driver's license, have them sign in, blah, blah, blah, even with that...they could lie, still hurt and kill you, and at that point who cares if you have some information on a piece of paper that could possibly be false anyway.  I think a Broker's Open is fine and even an Open House if you can arrange to have more than one or two agents there at all times.  There also needs to be in place a more secure type of questionaire.  How can we monitor who is coming in and out?  Could we use some type of quick background check to inform us what kind of person is entering the home?  I know it seems like a lot and most consumers would not want to subject themselves to what would seem like harrasment to just look at a home, but, if people would think about the lives it could possibly save, could they take the extra pre-cautions for the safety of us agents?

Open houses also allow for strangers to come into the home and check for expensive art, jewelry, security systems, and areas that could be easily accessible.  Maybe there's a back door that they notice has a flimsy lock that they could pick easily.  Burglars and rapists look for easy targets and what's easier than walking in a home and seeing the complete layout and knowing the family works during the day and goes out of town on the weekends. 

I try my hardest to appease my sellers, If they insist on doing an open house, I will try to arrange something that will work for all of us.  I do explain my feelings on open houses and have been lucky enough that most sellers understand and do not insist.  Usually, they have not even thought of these negative scenarios and are grateful that I did not agree to just leave their home wide open to intruders of any kind.

It's not that I don't think Open Houses are a great way to let consumers walk in and fall in love with a home, but, there is just not enough safety precautions in place.  My children probably worry enough with their family members in law enforcement, waiting for the day, someone won't come home, I do not want them to be concerned that their mother who sells houses for a living, has a dangerous job and might not come home either.

Good post and good information to share with sellers that want you to hold open houses. In our market, many listing agents pay others to hold the open houses. You may wish to do the same.

Roy -  If new agents are upfront and honest with the Sellers as to their reasons for holding the house open, I don't have a problem with them.  Sellers need to know the agent is not there to sell the home but to collect new buyers for other properties.  If an agent needs to fill their pipeline with Lookie Loo s  than this is the way to do it.  Thanks for stopping by.

My husband bought me an industrial size Pepper spray that I keep on me.

I know that the world is a scary place, just be careful.  Always keep yourself between the visitor and the door(meaning, you closest to the door).  Never go into a bedroom w/ the visitor, stay at the doorway. Pretend to talk on the Cell phone.  I know that may seem rude, but safety first!

You can never be too careful about open houses, Susan. One agent in my company had this guy running around the bushes of an open house. Luckily there were some other agents locally who came over to keep her company and safe. Weirdos are everywhere...

Open Houses are generally a waste of time.  It's much more important to expose the home to the real estate community via a "Broker's Open".

Open houses for buyers is just a waist of time and as you said can be very dangerous for all concerned. The best way to do an open house is for agents to see them and maybe they will have a buyer who is looking for what you have. Almost all of my broker open houses with lunch have led to a co-broke sale.

Open Houses here are a great way to meet new potential buyers.....Maybe bring a big strong guy friend along? and pepper spray.

Christina -  I'd be sure to have my husband with me as well as another 'host' to make sure there are 'eyes' on every level.  I haven't held one in years but if ever the Seller insists, I'll be ready.  Usually, I'm quite upfront at the listing presentation and the Sellers always seem to be relieved when I say I don't hold houses open.  Thanks for the suggestion though.

Open Houses can work very well if they are done properly. Generally, I don't like to do them because of the total amount of time involved.

Brian -  stats show that less than 1% of properties sell thru an open house.  They seem to 'work' for the agent but not the seller.  thanx for stopping by.

You are right on target with open houses! One of the points that I make with potential sellers is that open houses are a great opportunity for curious neighbors to check out their home.  This seems to make the point.  Honestly, with the Internet and virtual tours, a house tour should be the last point in the chain of events for potential buyers.  Although I always remind sellers to hide their correspondence and remove anything valuable, I do worry about things disappearing in my watch. Additionally, it is very easy for someone to slip out a side door unnoticed while I am interacting with another visitor. I always keep my cell phone close by.

Roseann -  we have to do whatever we can to protect our Sellers whether it be during an open house or simply a regular showing.  They need to understand the world has changed and if we can advise them on how to make their homes available but not their identity nor their valuables, that's when we've done our job.    Thanks again for visiting tonite.
