It seems that I've run into an aspect of our current trending market that alarms me. It is the Predatory Buyer that comes into a new market from a different part of the state or country and uses the agent to see properties while making strange hypothesis and analysis of the local market based on goodness only know what. I am sure it comes from some types of research. It is always important to remind clients that local markets do differ.
I recently spent a day working with an out of town Buyer who upon first meeting showed me listings (which I had sent) and his analysis of what the market value would be. I immediately noticed that his projections were off base.
I followed through on our agenda for the day and showed in 5 properties in opposite corners of Shasta County and Tehama County. He settled on one property that he was interested in.
Since this past weekend, I've had numerous emails about the square footage being wrong (which I worked through with the listing agent to establish the validity of the square footage). The Buyer has since contacted me with such a convoluted email that I had to email back and plead (please explain what you mean and what you want me to do).
He is now claiming that the property is not the 4.6 acres recorded with County but shy by 1.5 acres. The formula for this conclusion is so complex...that I had to just email back with "What?".
This is the second Buyer that I've recently worked with that had this NEGATIVE ATTITUDE of finding fault in order to "low ball" the property. This particular property is sooooo sweet with every detail an art form that I found it offensive for him to take this attitude. The sellers have such a level of detail and meticulous care for the property that I would doubt they would choose to defraud anyone..
This is a guy who looks for any angle to destroy the value of the property and the real improvement that people have made in a property so that he might take advantage.
I take great care and work hard to know the values in my area. This property is priced correctly for the market conditions in our area. There will be some room in the price....however the market value is derived at correctly.
This person is not availing themselves of my level of knowledge and expertise on our local market. I'm not interested in this person's game plan. I will not entertain this type of strategy! The lesson on this experience is that we will continue to see a wider market for our local markets and it will become increasing important to qualify your Buyer. Not only on their ability to perform but on their assumptions about your local market. If you are unable to feel that you have successfully communicated your local trending market and the return input does not jive.....take notice. You may be wasting your time
