You're on Facebook now. You're using it to connect with people. You're loving being in the community with people right?
If you're a smart agent, you're probably putting your open houses on Facebook. I do. I usually put the listing or some pics and the time and then I invite folks to come see me. Some people show up. Others Facebook me to say hi. Sometimes other agents who are on Facebook during their open house will say something too.
And that brings up the Ultimate Facebook Open House No No.
Ready? Here it is...
NEVER, NEVER, NEVER put a remark on Facebook that you're at an open house and you're bored out of your mind. NEVER say you're at an open house and no one is there and where is everyone?!
I actually saw an agent in our area do this not along ago when I was at an open house of my own on a slow Sunday. I just cringed at the negative message this sent to everyone. You could sense the frustration and boredom in her posting. I thought, "Wow, if I were that seller and I found out that was going on, I'd be pretty ticked."
And who knows, your sellers could be on Facebook while you're saying that stuff about their open house!
A Better Approach - Why Not Use the Time Productively?
I think a better approach is to say nothing at all about the traffic at a slow open house. Instead, you can post about how great the house is or other things happening in Real Estate. Another idea is to write a draft of your blog for Active Rain for the next day. And, of course, you could always work on your hand written notes you need to send to your SOI.
Of course, some would say that falling asleep at an open house is about the biggest no no out there. I had a seller last year who told me that their previous agent had done just that. Needless to say, they were none too happy about the incident.
So the next time you're at a slow open house, use the time wisely. Either post something positive on Facebook or don't post anything at all. And remember, desperation always come across as desperation. Save that stuff for your counselor, spouse (be very careful here not to spew too much), diary or teddy bear!
