This is a success story! I took a listing last May that was going to be a challenge. We needed to get $200,000 out of the home to buy the new home on the other end. Problem was that the comps were anywhere from $50-80,000 less than we needed. This week......we sold for our price.

I received an offer a few weeks ago from a cash buyer. They low balled the offer and we decided not to even counter. But I talked with the agent and thanked her for showing the home and wished her well. A few days later, she called and they had come up to the current comps. Which I appreciated, but we just couldn't sell for that. I explained that my sellers realize they might not be able to sell, but that they had a price they needed and that's what we had to get.

Last weekend, I got that offer! $50,000 over the highest comp and all cash. They wanted to move in October 1st. Let the juggling begin! We didn't have a new home to move to.....hadn't really gone shopping seriously. So we did.....quickly! My fears?

We didn't want to lose the cash buyer.

We don't have anywhere to move to.

With all the short sales on the market.....can we chance waiting for one?

Will my family have to settle to make some kind of a move?

I tried to push the cash buyer back a bit in timing. Turns out they live in China and will only be in California from Oct 1 to Oct 7th. We need the cash to purchase the new home. We will need to accomodate this if we want the deal.

Monday we went shopping....and found the right house! Unbelievable! Not a short sale, perfect home, great view, low taxes and HOA....nice neighborhood (mine). We competed with a couple of offers, but I schmoozed as I never have before....and fortunately I use a very well-known mortgage broker and the agent knows and trusts her. We got it.

I did feel like I was juggling all week....at any moment something might drop and it could all fall apart. But it didn't! Very happy!

Thanks...I hope it all goes well too! The good news is I only need to worry about one lender, and it's mine. And so far....with only 2 balls in the air, I can see them clearly and catch them :) if we end up with a 3rd ball...I might have some issues. :)
