I agree how important it is to sit down and explain what to expect when making an offer on a Short Sale. Most of my clients do not want to engage in what will be involved in a short sale.

I have now been advising my clients looking for the $8000 tax credit to by-pass the short sales as they are not likely to close in time. Short sales are only for those who have LOTS of time to sit and wait. Most buyers enter the process secretly thinking their luck will be different and then become frustrated when they realize they have no control over the timing of the deal.

How right you are Bob. Grab a book and sit down and relax because if you are wanting a short sale....we are going to be here for a VERY long time.

Barbara, Teresa and Edward. Thanks for the comments. This is the first time I've had 3 responses, lol. I guess these short sales can really hurt us sometimes even when we do everything right. I have two (buyer) clients who think the reason they are slow is cause of me no matter who tells them differently. Here in Michigan it can be tough to get a good buyer and have a great relationship with them just get torn apart by this process. Thanks for the comments
