Do any of you remember Peter Pan and the crocodile that had swallowed the clock and constantly followed Captain Hook.  He could hear the loud tick tock that warned of the approach of his nemesis, the croc.  Well first time homebuyers need to heed to tick tock of their own clock.

Most Charlottesville VA first time homebuyers realize that the tax credit runs out on November 30, but they do not really understand what this means as far as their homebuying timeline.  In the current market everything is taking longer and delays are common.  To be safe the property should be undercontract by September 30; a great many contracts, particularly those using FHA financing are taking 60 days to obtain loan approval and close.  With a conventional loan 45 days may be sufficient.
