With fewer home buyers, the days on market has increased as has the absorption rate.  It's taking much longer to sell homes on the market than it did 4 years ago or even last year.  This doesn't mean your home will not sell or that you'll have to make drastic price cuts in order to make it happen.  It simply means that your home has to be properly positioned in the current market inventory.  More expensive homes will take longer to sell than those priced in the first time home buyers price range.  As we have said repeatedly, your home must be priced at "fair market value" and must win the "beauty contest".  It's pretty simple, yet many sellers are either ill advised or have expectations that don't coincide with current market conditions.  Make sure to consult a professional realtor so that you can position your home to sell!

At the right price a home will sell-- we see home sellers just "hoping" they can get a certain price -- but the market will pass them by if not priced well. Our 2 cents -- all the best.
