Ms. First time buyer you spent the last several months looking at homes, actually you pretty much went through the entire inventory within your price range; foreclosures, single family homes, and townhouses yet you never pulled the trigger.

The $8000 tax credit  for first time buyers was something you hoped to get; yes who doesn't like free money.  News flash for you , it is now mid September and based on how long it is taking to close on a home I would say you are right on the edge.

No more opportunity to delay, you have come to the end of road; so make it a top priority to pick out that property this week and just maybe you can close by November 30Th and benefit from the tax credit.

Your post is absolutely true.  I'm closing loans in 30 days or less right now.  If your client is pre-approved with a big box bank, good luck.  I've instructed all of my agents to have 1st time buyers under contract before Nov 1st, or it is possible these folks will miss out on the tax credit.  I wrote a blog about this you might be interested in.  "Close 1 day late & does anyone smell a law suit" ;

You might want to look it up.  Great post!

Lenders are taking longer. Anything less than 45 days from acceptance will take a miracle!

Jennifer, on the edge is a good way of putting it.  I would say that they have about 30 days to find a property and start the loan process.  Anything later than that is taking a big risk.

Jennifer - When I think of the first time buyers of today, I think of the old song, "It's Now or Never."  With the tax credit, the low interest rates, great prices, and good inventory, WHY are they sitting on the fence!
