Agents, are you spending good money on SEO and aquiring internet leads, have you checked where the leads are going? 

Why do I ask? 

Start at what buyers come to the internet for.   It is agent info?   company info?  no. 

It is to look for homes. 

So you have a "search for homes" on your site right?  If not you need one.

I spent quite a bit of time looking at random agent sites, and agent banner ads.

There is one of two things.

1) a simple lead form,  asking what home do you want?  price, beds, area.  you get back with info.

2) or there is IDX.  A dynamic search whereby visitors can search the MLS themselves, sometimes saving searches emailing to friends, requesting showings, more info and receiving auto updates.  Pretty impressive, if you don't have this you should get it.  Simple IDX search example

Or you may want a mapping version,  search for homes in Madison Wi

HOWEVER, HERE IS WHERE BROKERS MAY GET YOU.    You put thousands into promoting your site and get traffic, they look up properties and register, and the contact info goes to your broker.  And i know some big brokers in our area actually charge the leads back to the agent, should be a crime.

In most companies, you are using the companies IDX the leads go to the broker.  Generally the IDX is only available to companies.  In fact brokers have set it up this way so they control the leads. 

Test a lead.   go to your site and fill out a search.  where does the lead go?

Good to hear from you Marc, glad you checked.  Not sure if the rules are different. 

I spoke to a competitor in my market who said the same thing, turned out she had a static enquiry form, not an IDX search, they are really cool.

Wake up Milwaukee area MLS members...smell the leads dancing away from your site....the Big Brothers and Sisters on the MLS board want to sell your leads...want to sell you leads..being a KW agent...you get your leads...and don't pay for any that come your way...how cooool is that ?
