I wish I had a Magic Eight Ball to use these days! Remember how we could find out the deepest mysteries of life by a quick shake and glance into this wonderful toy? And the good news? If we didn't like the answer.....we could shake it again until we get the answer we want. I wish I had that Ball now!
"Will they take our offer"? Maybe
"Will this home appraise for this price"? Probably not
"If we lowball this.....will someone else offer higher"? Definately Yes
"Can we still get 100% financing"? NO
Well....you get the idea!
I get tired of saying "I don't know".....but I don't know! The only thing I know for sure is that I'm going to do the basics to put my clients in the best position possible to get what they want. This includes writing the offer clearly and cleanly. I will present the offer with all the needed documentation. I will write a professional and personal cover letter to "humanize" myself and my clients. I will follow-up with the other agent to develop a working relationship.....show I'm easy to work with and do what I say I will do. But after all this....when the buyer calls to to ask if our offer will be accepted, I have to answer......
"Maybe"
It's that single question that hangs in the balance until the Seller is able to define the next move. I equate the offer process as well as the inspection (etc.) process to a chess match - it's one step at a time and every action depends on the previous.
