First time home buyers are in the final stages of completing their transaction. Just a reminder of expectation at the Act of Sale. Many of my first time home buyers are already nervous to begin with. This is normal. The Act of Sale brings the buyer and seller together to formalize the purchase of the new home. Lets cover what you should do the in the days leading to the act of sale.
- Confirm the time of the closing.
- Location of the Closing Attorney office.
- On the day of closing bring picture ID.
- Bring Certified Funds
- If spouse or other is signing make sure they have the location and time.
- Make sure your insurance is in place.
- Schedule for the Electricity, Gas and Water to be turn on.
- Ask questions at the closing.
- Make sure you leave with Keys and a copy of all the paperwork.
- Save the HUD statement for your income tax preparation.
- Enjoy the closing you will be a new owner shortly and you deserve it.
In Louisiana, with in 30 days of the closing go to the Court House and file for a Homestead Exemption. This will help lower your property tax. In Jefferson Parish go to Lawrence E. Chehardy office.
