WHAT'S THE RESALE VALUE OF THIS HOME?

By looking at the model you want to purchase I can evaluate the past sales and let you know what type of return you can expect on your investment. I recently advised a client on what choice of model and upgrades would give him the best return on his money. I'm glad to say he followed my advice and according to today's MLS comparables sales he has over $10,000 of equity only one month after the signing date.

WHAT UPGRADES WILL GENERATE THE BEST RETURN?

I have seen many home owners upgrade their homes with the most expensive things they could find and then try to sell the home expecting to receive every dollar they spent on those upgrades. Too many upgrades in your home can be a bad thing if you're expecting to sell within the first couple of years of owning it. Depending on the price range, most buyers won't care that a home has a $3,500 central vacuum system instead of a $1,500 system. The windows might be the highest quality you could find but to the buyer's eyes they're just windows and that hot tub you had installed in the backyard deck won't be appealing to all the buyers.  Upgrades to the Kitchen, Bathrooms and flooring on the main floor will often generate the biggest return on your money.
