Have you ever fired a client/customer? I had to today. 

I am writing to remind agents and would-be clients to consider slowing it down just a bit in order to get your roles explained. Roles being in reference to an old friend, agency. Agency in Real Estate is: A fiduciary relationship of utmost honesty, integrity and trust.

The first yellow flag ended up in me firing the customer immediately during a call I received from a confused and flustered buyer who wanted more information on a property he saw on my website. This was an IDX website tool that I'm sure a lot of you have visited. 

First, He thought it was my listing, understandably, so I explained how IDX works in a nutshell. He then wanted the listing agent's name. I told him. He was now thoroughly confused because he was seeing a different name from somewhere. Realizing that I did not want to work with this harried fellow, (been there) I simply explained agency; how I will not be representing him and that he call the name on the sign and go from there. He was trying to use commisions as a leveraging tool through the listing commissions, red flag. After I hung up, I later realized how I was right to have fired him.

This is very rare, but clients need to trus their agents. We agents only get paid when we are successful, and we can only do it again if we are ethical, otherwise we loose our license.

Agents, do what is RIGHT. Buyers, TRUST your agent.

I like picture in your blog!  I have fired clients before because of questionable character.  I have also "fired" clients when they have demanded a "rebate" of the commission at the time of writing a contract.  Since I now have a buyer representation agreement signed before I show homes, the latter is no longer an issue....

Good professionalism on the buyer/broker agreement Exit IH 10. How do you present it to the buyer? I'm sure a lot of AR Realtors would like in on that.
