Blue carpet is the kiss of death: why houses sit there and don't sell (check it out to read the comments)

Real estate is local, of course, and I have noticed certain things over the years that make a house stubbornly cling to its sellers instead of taking in new owners. At least in my area, and maybe in others, these issues can cause the house to take longer to sell.

One of them is blue carpet, as per my soon-to-be trademarked slogan in the title of this post. Emerald-green carpet isn't great, but it's not as bad as blue. (Below is an actual photo from the MLS.)

Another thing that keeps houses from selling is bad feng shui that comes from having the stairs start right in front of the front door and continue straight up to the second floor. My Asian clients often comment on this.

The stair thing isn't too much of a problem for one-story houses. But they, like two-stories, can be affected by bad chi, which happens when the house is located where a street comes to a T-intersection in front. I think that the chi rushes up the street and blows right into, through, or against the house. Houses directly at the end of cul-de-sacs are affected, too.

Home buyers don't like puzzling rooms, either. I showed a vacant house recently in which the garage had been partly converted to a room. There was still a garage-type door to the room in the hallway, and another garage door at the other end of the room into the garage. There were no windows. There was a cedar-lined walk-in closet. The floor had the same new carpet as the rest of the house. There were 8 large fluorescent light fixtures on the ceiling. And all around the room at about 3 feet apart and 3 feet off the floor, there were electrical outlets. They were in the closet, too.

What was up with that room?! It would make a perfectly good game room or media room, once the fluorescent lights were replaced and a new door installed, and it wouldn't cost much. But I think that room may have too many strange little quirks for buyers to be able to imagine the possibilities.

One of the upcoming posts is one about emerald green carpet. That blue carpet is bad but you should see some really dirty emerald green stuff. Oh, and pink carpet. How do you really rank which of these is the worst?

Julia, emerald green is still pretty common here. It actually looks nicer than blue carpet, and doesn't show dirt as much.

I have to say pink carpet is the worst. You don't see it so often these days, but when it's dirty it looks absolutely disgusting.

Robin - I had a beautiful listing about 10 years ago that would have sold if the owners could have seen fit to replace the........forest green carpet.  It was a big lot, 4000+ square feet, and in immaculate condition, but no buyer could see past that sea of forest green.

I think the most peculiar and strange form of functional obsolescence was a home in the shape of a triangle.  There were no comps.  It was a 3 story very nice home in a affluent beach community, and the builder used every bit of space to create his vision.  The home was right on a corner.

I had a wonderful listing that the seller couldn't see why it was important to stop smoking in it.

Every one of the feedback responses I received said something to the effect of, "Lovely home. Shows well. Stinks like smoke. Buyers looking elsewhere."

He didn't get it.

I withdrew the listing.

Blue carpet is the kiss of death - love it!  Emerald green would do it as well here. Almost everything here is tile and wood.  What I think is worse is different colors of carpet in rooms - which i see in MN on occasion when i go back there.

Like Craig - smoke will kill the deal everytime. 

What are people thinking? Of wait - they're not.

As an appraiser you can imagine I see about as many weird things as realtors do...

A realtor here called me for a presale price appraisal..to be honest, I think she wanted someone else to tell her sellers what was wrong with the house because they didn't believe her.

Here is what I found....when you open the front door the first thing you see is a wall and you can turn right to go to the bedrooms or left to the living room, dining area and kitchen.   Now that's not so odd BUT...on the wall directly in front of the front door..only 3 feet away...so there was no mistaking what you saw .. was a sink.  Yes, a bathroom sink, and not a great one either.  To the left of it was a door that opened to what used to be a closet but was then a water closet with commode.

It didn't take me long to figure out what the realtor was trying to do...get her sellers to understand that the makeshift bath room (??) had to go. 

Now that's an honest to goodness appraisal issue so I noted in the report that it was a functional obsolescense and that it would make an impact.  I explained that the typical buyer would not welcome that amenitie and that it would not bring any added value since it was in the entry way, non permitted so it couldn't really be counted as a bath room (as if I would, LOL) and that the city "might" require it to be removed since it was plumbing without a permit.

The sellers took out the entry way bath room, did  some other cosmetic work and the house sold for about $2,000 over what my appraisal came in at.  I guess this give "guest bath" a new meaning.
