Be Prepared to Handle Any Objections
It's human nature for people to voice objections. We are generally in a protective mode when it comes to money. Buying and selling involves risk; thus, buyers and sellers have their psychological guards up.
So, whether you are with a buyer who is pointing things out that are wrong with the house, or a seller who says, "I won't fix it." You must be prepared for that make or break moment.
How do you prepare? You need a system in place that deals with objections. For example, when you are showing a home the savvy thing to do is to say nothing. Say nothing at all when an objection comes. People automatically move on to the next topic.
It's amazing to watch it happen. As far as a sellers' doubts, this is a typical scenario: you are holding a pen, waiting for a signature. At the same time, you are hearing objections. If you know how to handle objections, you will get the signature that you are waiting for.

1. Be aware that objections are really a point of opportunity.
2. Understand that when people object they generally feel alone and scared.
3. Isolate the problem, overcome it, then close again.

So true! I find the less said, the better usually. When someone voices an objection, if you wait it out, they will often go on to point out the other side. Especially when they don't get immediate feedback. Objecting to their objection keeps them on the defensive.
