Most real estate markets in the country are buyers markets, of course every market is different, but in most markets, it's a great time to buy a home. The first time home buyer tax credit has sparked a lot of interest in the market for new buyers, and they have gobbled up homes in the lower price ranges.

What about those people that want to get in on the great market, but can't seem to get their homes sold? If you ask around, most sellers are still trying to sell, and are getting frustrated. They have to compete with bank owned properties, foreclosures, and some of the highest inventory most markets have ever seen.  Selling a home in a buyer's market is tough to say the least, and it's also going to effect your pocket book.

 

 4 Tips To Sell Your Home Fast So You Can Be In The Buyers Market!

Drop The Price - You may not like this tip, but if you really want to get your home sold, consider it.  If you want to build your dream home, upgrade for more space, or you just want to buy a new home and your home isn't selling, Drop The Price.

If you have any room at all, or you can bring a little money to the closing table, drop the price. 

Here's Why:

  • If you think about it, when you sell your home a little bit cheaper, you can recoup your losses when you buy. There are a lot of motivated sellers today, and chances are they are going to be willing to negotiate a lower price on their home to just get rid of it.
  • If you want to build a new home, you may have a tougher time recuping your losses, but at least you will be able to build the home of your dreams, which may be all the motivation you need.

 

Hire A Real Estate Agent - If you are trying to sell your home on your own, it can be difficult, to say the least. Did you know that For Sell By Owners account for less then 10% of homes sold? Unless you know someone that is going to buy your home, it's extremely hard to sell by owner. There have been studies that also state by using a real estate agent you are going to get more money out of the deal anyways. Yeah, you have to pay a commission fee, but if your agent can get more money out of your home, that will make up for the cost of commission.

  • Buyers looking for FSBO's usually offer 6-10% less because they know you aren't paying a commission.
  • A real estate agent has insurance for things that come up during a deal. If something goes bad in your deal, you are going to have to cover it out of pocket, mistakes in real estate are usually settled in court with attorney fees and fines. Don't take that chance.
  • Most agent's won't show your FSBO home, which excludes you from 90% of the market, and most buyers that don't use agents, aren't qualified to buy a home anyways.

 

 

 

Hire A New Agent - Maybe you don't like what your agent is doing for you, or you feel they aren't working hard enough to get your home sold, if so, hire a new one. This can be tricky. When you sign a contract to list your home you are bound by the terms, but most agents that I know will let you out of the deal if you are not happy. Some agents aren't so forgiving, and they will hold you to the contract, if that is your agent, you will just have to wait out the contract.

  • 90% of a real estate markets sales are done by 10% of the agents. These agents are called "Top Producers," and for good reason. They work harder, and usually provide better service, which makes them the top producers in their market. If you aren't using a top producer, maybe you should hire one!
  • Every agent is different. Some agents still believe that advertising your listing in the newspapers is all it takes to sell. That's a big problem as old school media and newspaper distribution is declining drastically.  You need a high tech, Internet savvy, hard working listing agent to get your home sold in today's real estate market.

  • Yes home staging costs money, but you have to think of that money as an investment. Studies show that a staged home sells on average for 7% more then a non staged home.

Can't sell it, burn it works in some shadier places around the nation where no one knows what happened and everyone knows. I'm sure it happens to a greater degree in hard times.

It used to be 20% of the Realtors sold 80% of the homes, interesting that that has changed.  Also, the information on the FSBO's I wish I could copy your information and stick on the front door of those people.  Sheesh, not to mention having your home open 24/7 to anyone...there is also a safety issue they don't consider.

I love how you gave it straight.  These are things sellers need to hear to get their home sold. They have to be honest with what they really want. Do they still want your current house 9 months from now? Or, do they want to be in a different home 9 months from now? The buyer will end up paying money somewhere-selling the old home or buying the new one.  If getting the new home is important, the seller has to price the listing aggressively for a quick, but close to market sale.  If the purchase of the new home isn't that important, the seller will of course price at fair market or above. As a consequence, will pay more monthly mortgage payments and then pay more for their house when they move.  This is a double negative and doesn't make logical sense. This would occur because they are chasing the market and not setting it. It cost you more energy when you chase something, right?  At some point, you get out of breath.  As for a listing priced too high, thats when the seller wants to lower the price. But, this is when the buyers see they have been trying to sell for a LONG time now. Therefore, they think offering below the new list price is warranted. Now the seller has paid more mortgage payments, reduced the price, and now getting offers for lower than that.  At this point, the seller is at a worse place than they were when they wanted to sell 6 months ago. 

Also, vacant homes can take a little longer to sell. Here in Atlanta, we have some property staging companies that have resident managers to live in vacant properties using their very nice furniture. It doesn't cost the seller anything for the staging. The resident manager pays the utilities and keep the lawn and pool maintained. When the house closes, the resident manager is moved out.  This is great for photos and virtual tours. A picture of an empty room shows nothing. It doesn't show how the space can be used. So, staging is a definate must.

Excellent tips, Lisa!  And if a seller takes your advice before listing--price right, list with a top real estate agent, and professionally stage the house--this savvy seller will likely never have to experience the frustration and expense of sitting on a house that isn't moving.

Thank you for explaining that staging really is an investment that will more than pay for itself as well as help avoid extremely costly price reductions.  Somehow it seems many sellers won't spend a few hundred to a few thousand dollars on staging, but will make multiple price reductions for tens of thousands. 

Sellers who follow your sage advice will be buyers sooner and will have more equity to put into their new home.

Wish I could give your good advice to sellers here in Las Vegas, but with 8 out of 10 homeowners underwater here, it's a moot point.

I always tell my mortgage clients "NEVER try and sell your home yourself."  There's a very good reason your occupation exists.

Best thing about your blog is the common sense idea Gene just reiterated "sell low buy low is better than sell high buy high."

The funny thing Lisa is that most FSBOs STILL think that THEY are the 1 or 2 exceptions that will get as much as the Agent will. In the end...they never do...which is why they "don't want to talk about how much their home sold for." Are they private people or did they get too little on their asking price?

Lisa, know what you mean. I have would be buyers who are also sellers in other markets but unable to sell. One potential buyer has asked me to send her possible homes monthly instead of bi weekly because after having 3 closings called off d/t last minute underwriter changes. Also had one who said they would email me once one of their properties clear the closing table (had 1 failed to close commercial property & primary home w/ 15 foreclosed properties in the neighborhood). I recommended that if they could lower the price to cover mortgage, seller closing & moving money then do it & to talk to their agent about staging the home.

These are all very valid points that you make.  Sometimes it's difficult to swallow our own medicine, but buyers, sellers and their agents all need to look "inward" for a moment.  If your realtor is not cutting the cake, let them go.  If you are resisting everything your agent tells you, "shame on you."
